<br />H. <br /> <br />I. <br /> <br />Phase III <br /> <br />DES will conduct a day long design workshop with key DES design team <br />members and sub consultants to develop schematic concepts sufficient for <br />developing a schematic cost opinion. This workshop is open to participation by <br />key City staff as requested. <br />1. Working with the Structural Engineer, we will develop a preliminary <br />framing/foundation concept of the proposed structures. <br />Working with the Electrical Engineer, we will develop a preliminary <br />electrical concept of the proposed structures and site. <br />Working with the Mechanical Engineer, we will develop a preliminary <br />HV AC and plumbing concept of the proposed structures. <br />Working with the Fuel Engineer, we will develop a preliminary concept of <br />the proposed structure. <br />Working with the civil engineer, we will develop a preliminary grading <br />concept of the project site. <br />Working with the landscape architect, we will develop a preliminary <br />landscape concept of the project site. <br /> <br />2. <br /> <br />3. <br /> <br />4. <br /> <br />5. <br /> <br />6. <br /> <br />Prepare as a supplement to documents defined under Phase II, Section D the <br />following additional material: <br />1. Schematic FoundationlFraming Plans at minimum 1:8 scale. <br />2. Schematic Mechanical Plans at minimum 1:8 scale. <br />3. Schematic Electrical Plans at minimum 1:8 scale. <br />4. Schematic Fuel System Plans at minimum 1:8 scale. <br /> <br />J. <br /> <br />The Architect will provide City staff with a detailed staff/hour allocation <br />summary at the start of the project phase based upon fee referenced in agreement. <br /> <br />Construction Manager/General Contractor Selection <br /> <br />A. <br /> <br />Concurrent with the Schematic Phase of this project and working with the <br />Redwood City Project Team, we will qualify and select a Construction <br />Manager/General Contractor for this project. This work will occur in two phases. <br /> <br />B. <br /> <br />Phase I - Prequalification of Construction Manager/General Contractor (CM/GC) <br />1. Debrief all participants in the Redwood City Hall CM/GC process for <br />constructive improvements to the process. <br />Prepare Request for Qualification (RFQ). <br />Prepare list of organizations to send RFQ to -- General Contractors, Plan <br />Rooms, etc. <br />Prepare advertisement/solicitations for RFQ. <br />Issue RFQ with review and approval of Redwood City Staff. <br />Prepare evaluation process and forms for RFQ responses. <br />Receive and sort responses to RFQ. <br /> <br />2. <br />3. <br /> <br />4. <br />5. <br />6. <br />7. <br /> <br />Page 6 of 9 <br />
