<br />C. <br /> <br />D. <br /> <br />Phase IV <br /> <br />8. <br /> <br />Conduct evaluation of RFQ responses and ranking to lead to short list (3 <br />to 5) of CM/GC candidates. <br />Work with Redwood City Staff and City Attorney to prepare CM/GC <br />contract and General Conditions of CM/GC contract. <br />Notify short listed CM/GC firm. <br /> <br />9. <br /> <br />10. <br /> <br />Phase II - Selection of Construction Manager/General Contractor (CM/GC) <br />1. Prepare Request for Proposal (RFP). <br />2. Issue RFP with specific instructions to short listed CM/GC's from Phase I <br />(including process for contract contingencies). <br />Prepare evaluation process and forms for RFP responses including jury <br />selection. <br />Facilitate interview process for all CM/GC candidates. <br />Facilitate a meeting of the selection jury to rank CM/GC candidates. <br />Work with Redwood City Public Works and City Attorney- to prepare <br />CM/GC contract and General Conditions of CM/GC contract. <br /> <br />3. <br /> <br />4. <br />5. <br />6. <br /> <br />Our target will be to have selected the Construction Manager/General Contractor <br />at the end of the schematic phase of the project, approximately mid October, <br />1996. <br /> <br />E. <br /> <br />The Architect will provide City staff with a detailed staff/hour allocation <br />summary at the start of the project phase based upon fee referenced in agreement. <br /> <br />Design Development <br /> <br />A. <br /> <br />Meet and work with the CM/GC team to value engineer the project and develop <br />alternate design solutions to the budgetary limits identified with the proposed fee <br />schedule. Building system value engineering will be performed on an hourly <br />basis only as needed, we will establish hourly budgets to charge time against. <br /> <br />B. <br /> <br />After an acceptable direction is determined we will prepare documents that fIX <br />and describe the character of the project as to architectural, structural, mechanical, <br />electrical system, materials and such other elements as may be appropriate <br />including an outline specification and product (manufacturer) "cut sheets" of all <br />major systems or components. <br /> <br />c. <br /> <br />Meet with the Redwood City Project Team on a bi-weekly basis throughout this <br />phase of the project for a total of three times, commencing October 17, 1996 and <br />concluding November 14, 1996. <br /> <br />Page 7 of 9 <br />
