The current construction estimate <br />is $1,600,000, Expenses incurred in connection with the public bidding process for <br />the selection of subcontractors shall be borne by the City. Documents to be prepared <br />in connection with the bidding process and the contracts between the CM/GC and the <br />subcontractors shall be reviewed and approved by the City Attorney. CM/GC shall <br />not be required to provide legal advice in connection with services referred to in this <br />paragraph; nor does CM/GC warrant in any way that the process will comply with <br />applicable law. <br /> <br />Establish a Construction Contingency fund as per the terms of the Agreement. <br /> <br />Develop a system for Budgetary Controls during construction, <br /> <br />Construction Planning I Bidding: Prepare bid packages for multiple subcontractors <br />to insure delivery by the required dates, CM/GC will enter into contracts approved <br />by City with the subcontractors, <br /> <br />In concert with the City, develop objective criteria for prequalifying and selecting the <br />most responsible contractor, develop a Qualification Form to be included in <br />solicitation of bids. <br /> <br />Make recommendations to the City and the Architect regarding the division of Work <br />in the Drawings and Specifications to facilitate the bidding and awarding of Trade <br />Contracts, allowing for phased construction taking into consideration such factors as <br />time of performance, availability of labor, overlapping trade jurisdictions, and <br />provisions for temporary facilities. <br /> <br />Review the Drawings and Specifications with the Architect to eliminate areas of <br />conflict and overlapping in the Work to be performed by the various Trade <br />Contractors. <br /> <br />Develop Trade Contractor interest in the Project and as working Drawings and <br />Specifications are completed, take competitive bids on the Work of the various Trade <br />Contractors. After analyzing the bids, either award contracts or recommend to the <br />City that such contracts be awarded. <br /> <br />Construction Support <br /> <br />Project Control: Monitor the Work of the Trade Contractors and coordinate the Work <br />with the activities and responsibilities of the City. Architect and Construction <br />Manager to complete the project in accordance with the City's objectives of cost, time <br />and quality. <br /> <br />Maintain one (1) competent full-time staff at the Project site to coordinate and provide <br />general direction of the Work and progress of the Trade Contractors on the Project. <br /> <br />Establish on-site organization and lines of authority in order to carry out the overall <br /> <br />EXHIBIT A (CMlGC 11/96) <br /> <br />2 of 5 <br />
