06/11/2018 <br />certified environmental documents, have together served as an adequate and appropriate <br />evidentiary basis for the findings and actions set forth in this Resolution. <br />Section 2. Tentative Parcel Man (TM2014-11): In the exercise of its independent <br />judgment, the Council finds that: <br />a. The map, design, and improvements of the proposed subdivision are <br />consistent with the City of Redwood City General Plan, the Downtown Precise <br />Plan, the City of Redwood City Municipal Code, the City of Redwood City <br />Zoning Ordinance, and all applicable subdivision improvement requirements <br />as it allows for the merger of four existing parcels into a single conforming <br />development parcel; <br />b. The site of the proposed subdivision is physically suited for the type and <br />intensity of the proposed development as it is located within an urbanized <br />downtown environment; <br />c. The design and proposed improvements are not likely to cause substantial <br />environmental damage, or substantially and avoidably injure fish, wildlife or <br />their habitat, or cause serious public health problems as the site is already <br />developed with buildings and improvements, and does not contain any <br />existing habitats; <br />d. The design and proposed improvements of the proposed project will not <br />conflict with essential public easements for access through, or use of, property <br />within the proposed subdivision as the proposed improvements and <br />dedications will enhance the pedestrian experience and promote access. <br />Section 3. Tentative Parcel Map (TM2014-11): The Council finds that the proposed <br />subdivision, together with the provisions for its design and improvement, is consistent with the <br />general plan as set forth in the staff report. <br />Section 4. Use Permit (UP2017-016): In the exercise of its independent judgment, the <br />Council finds that: <br />a. The proposed use will be consistent with the various elements and objectives <br />of the general plan and any applicable Specific and Precise Plans, and zoning <br />regulations for the subject location as it will create active storefronts along <br />Main Street and locate ground floor office uses toward the back of the building <br />along the Walnut Street frontage; <br />b. The proposed use is compatible with surrounding uses as it includes both <br />office and ground floor active uses similar to other uses located on the same <br />block; <br />c. The use and its associated structures and facilities will not be detrimental to <br />the public health, safety, or welfare of the people and property of Redwood <br />City as the proposed project will help to create a vibrant Main Street corridor <br />and will provide lighting and sidewalk improvements to the Walnut Street <br />corridor; <br />d.
