<br /> Consolidated Plan REDWOOD CITY 68 <br />OMB Control No: 2506-0117 (exp. 06/30/2018) <br />MA-20 Housing Market Analysis: Condition of Housing – 91.210(a) <br />Introduction <br />In determining the condition of the existing housing stock and the need for its preservation and <br />improvement, the 2010 Census information is not sufficient, because the Census defines unsound <br />buildings as those without plumbing or without kitchens. The Census therefore does not provide the <br />level of specificity needed to accurately gauge the housing rehabilitation needs of the community. <br />The age and condition of Redwood City’s housing stock is an indicator of potential rehabilitation needs. <br />Commonly, housing over 30 years of age needs some form of major rehabilitation such as a new roof, <br />foundation work, plumbing, etc. Redwood City’s housing stock is aging. As of 2011, approximately 46 <br />percent of all housing units in the city were built prior to 1960 and are now over 50 years old. Another <br />28 percent of the housing stock was constructed between 1960 and 1979, making nearly three-quarters <br />of the housing stock 30 years old or older. This housing stock reflects the fact that Redwood City built <br />out quickly following World War II, and indicates that a significant number of homes may be in need of <br />rehabilitation based on age alone.
