Therefore, for commercial and hotel uses, the standard <br />requirement shall be set at the higher numbers listed above (1 space per room for hotels and 6 <br />spaces per 1,000 square feet for commercial} and will be reduced by 50% if that parking is open <br />to the public. <br />Recommendation #2: Create an In-Lieu Parking Fee Program <br />Staff recommends that an "In-Lieu" parking fee program be established for Downtown Redwood <br />City. This program would allow developments, at the discretion of the Zoning Administrator, to <br />meet their parking requirements by paying' a fee instead of building parking spaces on-site. A <br />per-space fee would be established by resolution of the City Council, and the total fee paid by a <br />developer would be calculated by multiplying the per-space fee by the number of required spaces <br />not provided on-site. For example, if a 20,000 square-foot office building was being built with 35 <br />parking spaces on-site, here is how their in-lieu fee would be calculated: <br />The creation of an in-lieu parking fee program would have many benefits for Downtown <br />Redwood City and is recommended by staff.
