Lesse!! shall use reasonable care in the occupation and use of the leased premises. Upon me expiration or <br />terminatior of this Lease. Lessee shall vacate the leased premises. - and forthwith yield <br />and place Lessor in peaceful possession of the leased premis~.~ free and clear of any liens, claims, or encumbrances <br />and in as Hood condition as the leased premises existed at t,ÞrJ comme'i"cem~nt of this Lease, ,ordinary wear and tear <br />excepted, Upon termination of the Lease, all improvements, additions or ten ovations shall <br />vest to the interest of the Lessor. . <br />11. LesseE shall comply with all applicable Municipal and State laws, ordinances and regulations and obtclÎn and pay for <br />all licenses and permits as may be required. <br /> <br />12. Lesse~ agrees not to use the leased premises in any way which, in the judgement of the Lessor poses a hazard to <br />the Lessor, the general public, the leased premises, other lessees. or the building in part or whore; nor shall Lessee use <br />the leased )remises so as to cause damage, annoyance, nuisance or inconvenience to the building occupants or others. <br /> <br />13. Lessee, Lessee's agents, employees, in"itee$ and visitors may use the leased premises only for laWful purposes <br />consistent Nfth the requirements of applicable laws, codes and regulations, and shall comply fully with all applicable <br />Rules and Regulations Governing Conduct on Postal property (Title 39, Code of Federal Reguløüons, Part 232) as <br />attached hereto or subsequently amended. <br /> <br />14. The Le~sor reserves the right to ènter the leased premises at all reasonable hours to Inspect it, show same or to <br />make such repøirs, additions or alterations as Lessor considers necessary. <br />** = Adequace ($1,000,000 per occurrence) <br />15. ' <br /> <br />16. Lessor ~;han not be responsible for damages to properly or injuries'to persons, which møy arise from or be incident <br />to the use and occupation of the leased premises, nor for damages to the properly or injuries to the person of L9S$eEI or <br />of others wl-o may be on said premises at Lessee's invitation and Lessee shall hold Lessor harmless from any and all <br />c1aims for Sl ch damages or injuries. In the e\ "ant Lessee is in default of its tenlal obligations or abandons the leased premi$eS for a period of thirty days <br />or more, or t ,reaches any other portion of this lease without correcting said breach within 30 days after notIœ th~reof by <br />Lessor, then the Lessor may. at its option. on authoñl;y hereby gran1Bd the Lessor by the Lenee. (a) declare this Lease <br />ended ~nd terminated and may re-enter the leased premises and remove all persons or things therefrom. and the <br />Lessee here 'Jy expressly waives all service of any demand or notice prescribed by any statule whatever, and (b) Lessor <br />may enter tt e leased premises and eject Lessee. forcibly or otherwise, without regard to any statute to the contrary. <br />dispose of sllch personal properly left in the premises as deemed in the best interest of tha United Slates Postal Service <br />and Lessee shall be liable for such damages as the Lessor may incur.
