6.1.B. - Page 1 <br />REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br />August 27, 2018 <br />SUBJECT <br />Subdivision map and associated agreements for the 601 EI Camino Real development <br />by KB Home South Bay, Inc. <br />RECOMMENDATION <br />1. By motion, approve Final Map No. 2018-001, the Subdivision Map for <br />601 EI Camino Real. <br />2. By motion, approve and authorize the City Manager to execute an Improvement <br />Agreement with KB Home South Bay, Inc. <br />3. By motion, approve and authorize the City Manager to execute a Landscape <br />Maintenance Agreement with KB Home South Bay, Inc. <br />4. By motion, approve and authorize the City Manager to execute a Stormwater <br />Treatment Measures and Maintenance Agreement with KB Home South Bay, Inc. <br />BACKGROUND <br />The project site is currently made up of four parcels totaling 1.2 acres. This site was <br />most recently a retail automobile dealership and auto repair facility (Honda Redwood <br />City). The subject project includes the subdivision of the four existing parcels into a 33 - <br />unit, for -sale condominium development. On October 17, 2017, the Planning <br />Commission approved the Architectural Permit, Planned Development Permit, Tentative <br />Map, and Condominium Permit for the 601 EI Camino Real Project through Resolution <br />No. 17-15. <br />ANALYSIS <br />The developer's engineer completed the subdivision map, improvement plans, and <br />specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City <br />Standards, and to the satisfaction of the City Engineer. The subdivision map creates a <br />one lot subdivision for no more than thirty-three units. Water utility improvements <br />include a new 8" public water main within EI Camino Real that will replace the existing <br />4" water main in this location, as well as a new public water main within the private drive <br />
