6.1.B. - Page 2 <br />development, new water services for each of the units, and new fire hydrants. Public <br />storm drain improvements include new storm drain inlets on Hopkins Avenue and <br />EI Camino Real, as well as a new green infrastructure area within Hopkins Avenue. <br />Public sanitary sewer improvements include a sewer lateral and cleanout. The project <br />also includes the installation of sidewalk "bulb -outs" to shorten the pedestrian crossing <br />distance across Hopkins and EI Camino Real as well as other sidewalk, pavement, and <br />streetlight improvements on Hopkins Avenue and EI Camino Real. <br />The developer, KB Home South Bay, Inc., has posted Performance and Labor Security <br />Bonds in the amount of $4,378,239.00 as required by the Improvement Agreement. The <br />developer anticipates completion of all improvements by 2020. All work associated with <br />this project is being paid for by the developer. <br />Covenants, Conditions, and Restrictions (CC&R's) were reviewed by staff and the City <br />Attorney's Office. <br />ALTERNATIVES <br />The City Council may choose not to approve the subdivision map and associated <br />agreements for the project. <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action. <br />ENVIRONMENTAL REVIEW <br />The Planning Commission previously found that the project is exempt from the <br />California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section <br />15332 (In -Fill Development Projects). <br />P44t'((0t <br />nth l; <br />PATTI SCHROTENBOER <br />ASSOCIATE ENGINEER <br />
