ATTY/RESO.0058/PC RESO GRANTING APPROVAL OF AN ARCHITECURAL PERMIT – 515 CLEVELAND <br />REV: 06-26-18 PR <br />Page 3 of 17 <br />Section 3. Architectural Permit: AP2017-071 (Section 45.4): the Planning <br />Commission finds that: <br /> <br />A. The existence of sufficient variety in the design of the structure and <br />grounds to avoid monotony in the external appearance; <br /> <br />The townhomes are comprised of five separate buildings including three <br />duplexes, a four-plex, and a seven-plex. Each building would be three <br />stories, provide a two-car garage, ground level porch, upper story <br />balconies, and utilize one of six floor plan types. The three buildings <br />along Harrison Ave. are designed as duplexes. Each side of the duplex <br />would have a mirrored exterior designs and alternating entry facades <br />would be oriented toward Harrison Ave. <br /> <br />The four-plex and seven-plex utilize variation in exterior materials and <br />small breaks in the roofline to differentiate each unit in order to avoid <br />monotony in the external appearance. The seven-plex would stagger <br />the building footprint of each units in order to avoid a continuous wall <br />plane and roofline. The attached townhomes would have more of an <br />individualized appearance and less of a massive multifamily <br />appearance. <br /> <br />B. The size and design of the structure shall be considered for the purpose <br />of determining that the structure is in proportion to its building site and <br />that it has a balance and unity among its external features so as to <br />present a harmonious appearance; <br /> <br />The proposed number of stories and overall height of the Project is <br />comparable to other multifamily developments in the area. The <br />proposed 17 units are dispersed among five buildings and would be <br />proportionate to the site. While each building provides a variation in <br />exterior materials, the overall project incorporates similar design <br />elements, which provide a balanced harmonious appearance. <br /> <br />C. The extent to which the structure conforms to the general character of <br />other structures in the vicinity insofar as the character can be <br />ascertained and is found to be architecturally desirable; <br /> <br />The site is located in an area with a variety of housing types including <br />single-family homes, duplexes, and multifamily apartments. The <br />average unit size would be approximately 1,800 square feet of living <br />area, which is consistent with other housing types in the area. The <br />height of the structure is comparable to adjacent three-story multifamily <br />structures. <br /> <br />The Project would use typical exterior materials as described below <br />similar to exterior materials found in surrounding homes.
