The extent to which excessive ornamentation is to be used and the <br />extent to which temporary and second-hand materials, or materials <br />which are imitative of other materials, are to be used; <br /> <br />The Project would use quality materials. Exterior materials would <br />include stucco, board-and-batten, horizontal siding, stone veneer, <br />composition shingle roofing. The vinyl windows and foam stucco <br />window trim would be architectural grade. <br /> <br />E. The extent to which natural features, including trees, shrubs, creeks, <br />and rocks, and the natural grade of the site are to be retained; <br /> <br />The Project site is flat, would not require extensive grading, and would <br />retain the natural features of the site, including a cluster of oak trees at <br />the corner of the development. The Project would plant a variety of <br />landscaping as shown on Sheet L-1. The project site does not contain a <br />creek. The Project developer would be required to plant 12 new street <br />trees along Harrison Avenue and Cleveland Street. The project would <br />remove 11 existing trees from the site. <br /> <br />F. The accessibility of off-street parking areas and the relation of parking <br />areas with respect to traffic on adjacent streets. <br /> <br />The Project complies with the off-street parking requirements for <br />multifamily parking in the R-4 zoning district. The Project would provide <br />34 covered parking spaces, including a two-car garage per unit. An <br />existing public alley would provide access to seven of the units and four <br />of the guest parking spaces. No parking would be allowed within the <br />alley to maintain a fire lane. The Project would replace the seven <br />existing curb cuts with two curb cuts along Harrison Avenue, resulting in <br />one net new on-street parking space. <br /> <br />G. The reservation of landscaping areas for the purposes of separating or <br />screening service and storage areas from the street and adjoining <br />building sites, breaking up large expanses of paved areas, separating <br />or screening parking lots from the street and adjoining building sites, <br />and separating building areas from paved areas to provide access from <br />buildings to open space areas; <br /> <br />The Project is for residential units and does not include service or <br />storage areas. The parking is located on the interior of the site and <br />would not require expansive unpaved areas. All paved areas are <br />optimized for site and emergency vehicle access. Landscaping is <br />located throughout the site as shown on Sheet L-1. <br />
