6.1.F. - Page 1 <br />REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br />September 24, 2018 <br />SUBJECT <br />Agreements associated with the Kaiser Medical Office Building 2 development at 1175 <br />Marshall Street / 905 Maple Street by Kaiser Foundation Hospitals. <br />RECOMMENDATION <br />1. By motion, approve and authorize the City Manager to execute an Improvement <br />Agreement with Kaiser Foundation Hospitals. <br />2. By motion, approve and authorize the City Manager to execute a Demolition <br />Agreement with Kaiser Foundation Hospitals. <br />3. By motion, approve and authorize the City Manager to execute a Hold Harmless <br />Agreement with Kaiser Foundation Hospitals. <br />4. By motion, approve and authorize the City Manager to execute an amended and <br />restated Landscape Maintenance Agreement with Kaiser Foundation Hospitals. <br />5. By motion, approve and authorize the City Manager to execute an amended and <br />restated Stormwater Treatment Measures and Maintenance Agreement with Kaiser <br />Foundation Hospitals. <br />BACKGROUND <br />The subject project, proposed by Kaiser Foundation Hospitals, is located at the corner <br />of Marshall and Maple streets, adjacent to the old hospital building, also known as the <br />Tower Medical Office Building (Tower MOB), and the Oak Medical Office Building (Oak <br />MOB), and is within the Downtown Medical Campus Precise Plan. The proposed <br />Kaiser Medical Office Building 2 (MOB2) is a four-story medical office building that will <br />be built over three levels of underground parking. A surface parking lot will be built with <br />pedestrian pathways linking across Maple to the large parking garage on the other side <br />of the campus. <br />The project includes: <br />• Demolition of existing buildings — the Service Building, Laurel Building, MRI Building; <br />• Construction of the 197,800 square foot, four-story MOB2 above a three-level <br />underground parking garage (454 parking spaces); <br />• Demolition of the Tower MOB and Oak MOB after occupancy of MOB2; and, <br />• Construction of an 85 -space surface parking lot adjacent to MOB2 <br />
