6.1.F. - Page 2 <br />• Street and public improvements along Marshall Court, Marshall Street, and Maple <br />Street. <br />On February 6, 2018, the Planning Commission approved the Planned Community <br />Permit and Planned Development Permit for 1175 Marshall Street (Kaiser Medical <br />Office Building 2). Subsequent building permit and encroachment permit plan <br />submittals have used an address of 905 Maple Street to identify the project. <br />ANALYSIS <br />The developer's engineer completed the improvement plans and specifications <br />compliant with the Downtown Medical Campus Precise Plan, Redwood City <br />Ordinances, City Standards, the project's Conditions of Approval, and to the satisfaction <br />of the City Engineer. Improvements include new sewer, storm, domestic water, and <br />recycled water services, fire hydrants, and a new 16" public recycled water main within <br />Marshall Street. The project also includes the installation of sidewalk "bulb -outs" to <br />shorten the pedestrian crossing distance across Marshall and Maple Streets as well as <br />other sidewalk, pavement, street tree, and streetlight improvements on Marshall Street, <br />Marshall Court, Maple Street, and Veterans Boulevard. Additional enhancements to the <br />mid -block crosswalk on Maple Street are also included with the project. <br />The developer, Kaiser Foundation Hospitals, has posted Performance and Labor <br />Security Bonds in the amount of $3,802,694.00 as required by the Improvement <br />Agreement. All work associated with this project is being paid for by the developer, <br />except for certain domestic and recycled water infrastructure improvements which <br />qualify for a water facilities fee credit in accordance with the Improvement Agreement. <br />The developer anticipates completion of all improvements by 2023. <br />A demolition agreement was prepared to guarantee the removal of the Tower and Oak <br />medical office buildings after occupancy of the new MOB2 building, and to guarantee <br />the removal and temporary replacement of the mid -block crosswalk on Maple Street <br />(separate from and prior to the installation of the permanent mid -block crosswalk <br />enhancements shown on the project plans), in accordance with the Conditions of <br />Approval for the project. <br />The Stormwater Treatment Measures Maintenance Agreement and Landscape <br />Maintenance Agreement previously created for the site with the recent hospital <br />construction have been amended and restated to additionally include the portions of the <br />site improved with this project. Finally, a Hold Harmless agreement was prepared as <br />
