Code § 27383. <br />IMPROVEMENT AGREEMENT <br />Keiser - Medical Office Building 2 <br />of�S ROVEMENT AGREEMENT ("Agreement") is made and entered into on this k day <br />, 2018 (.Effective Date") by and between by and between Kaiser Foundation <br />Hospitals, a California nonprofit public benefit corporation ("Developer"), and the CITY OF REDWOOD <br />CITY, a charter city and California municipal corporation ("City") with reference to the following facts: <br />RECITALS <br />A . Developer is the current fee owner of that certain real property consisting of <br />approximately 8.3 acres located within the City of Redwood City, County of San Mateo, State of <br />California, described in Exhibit A, attached hereto and incorporated herein by reference (the "Property"). <br />13. On February 6, 2018, the Planning Commission of the City of Redwood City adopted, <br />among other approvals, Resolution No. 18-01, approving a Planned Community permit and a Planned <br />Development permit for the construction of Medical Office Building 2 ("MOB2") and the demolition of <br />the existing Tower Medical Office Building ("Tower MOB") and Oak Medical Office Building ("Oak <br />MOB"), subject to certain conditions of approval ("Conditions") (collectively the "Projecn. <br />C . The Conditions, in particular Conditions 16(d) and 16(e), require that Developer enter <br />into an agreement with City providing for the future construction of specified public improvements as set <br />forth below prior to the issuance of a building permit. <br />D . Developer has submitted to City plans, specifications and drawings entitled 905 Maple <br />Street Improvements and Kaiser Permanente Kaiser Redwood City Medical Center Parking Structure C, <br />prepared by BKF Engineers and dated A to u5k 15 , 20_$ (the "Improvement Plans'), which, in addition <br />, <br />to other improvements, provide for c on- and off-site public improvements consisting of street and <br />street light improvements, storm drain systems, domestic water systems and sanitary sewer systems for <br />the Project (collectively, "Initial Improvements"). Developer has also submitted conceptual plans for, and <br />Conditions require completion of, additional improvements to ultimately be completed at the end of the <br />Project ("Ultimate Improvements"). The general location of the Initial Improvements and Ultimate <br />Improvements are described in Section 3. The Initial Improvements together with the Ultimate <br />improvements are referred to as the "Improvements". <br />E .
