strict accordance with the terms and conditions of this Agreement. The Improvements shall include, but <br />are not necessarily limited to, all of the following: <br />(a) grading, paving <br />(b) curbs, gutters, concrete walkways, driveways <br />(c) sanitary sewer system, complete <br />(d) permeable pavers <br />(e) water system, complete <br />(f) storm drainage system, complete <br />(g) site lighting system, complete <br />(h) street trees <br />(i) landscaping and irrigation system complete <br />0) utility joint trenching <br />(k) and all other work, improvements, or construction required by or specified in the <br />abovementioned plans and specifications, conditions of permits and all construction, <br />appurtenances and improvements necessary as reasonable determined by the City <br />Engineer to complete the aforementioned improvements, both within and outside of <br />the Property. <br />Developer will complete the Work (defined below) in two (2) phases, namely the Initial Improvements <br />and Ultimate Improvements (defined in Recital D above). Initial Improvements includes but is not <br />limited to improvements along Marshall Street from Walnut Street to the east of Maple Street, Maple <br />Street from south of Marshall Street to Veterans Boulevard, and Marshall Court. Ultimate Improvements <br />includes but is not limited to improvements on Maple Street from Marshall Street to Veterans Boulevard, <br />Veterans Boulevard, and Marshall Court. <br />The construction, installation and completion of the Improvements and all labor and materials furnished <br />in connection therewith are hereinafter referred to collectively as the "Work." The construction, <br />installation and completion of the FF Eligible Improvements only and all labor and materials furnished in <br />connection therewith are hereinafter referred to collectively as the "FF Work". The Work and <br />Improvements, which include the FF Eligible Improvements and the FF Work, shall be in strict <br />compliance with the provisions of the Redwood City Code. In the event a conflict exists between the <br />Improvement Plans and the requirements of the Redwood City Code, the stricter requirement or standard <br />shall govern, as determined by the City Engineer. <br />4. Completion Date. Developer will complete the Initial Improvements portion of the Work <br />within three years of the Effective Date, and will complete the Ultimate Improvements portion of the <br />Work within five years of the Effective Date. Developer will complete FF Work within the Initial <br />Improvements portion of the Work.
