EXHIBIT A <br />I. Scope of Services <br />Contractor shall provide elevator maintenance services for all elevators, incline lifts and chair <br />lifts owned by the City of Redwood City, California. There are sixteen (16) locations owned by <br />the City: twelve (12) hydraulic elevators, three (3) wheelchair lifts, and one (1) material lift in <br />the City. <br />A. Contractor Competence Requirements <br />During the term of this Agreement, Contractor shall satisfy and maintain the following criteria: <br />1. Contractor shall have a current license to perform the work in conformance with the <br />provisions of the State Business and Professions Code. <br />2. Contractor shall have the requisite skilled and experienced elevator mechanics and <br />adjusters under its direct employment and supervision. <br />3. Contractor shall certify that a member of its supervisory personnel regularly engaged in <br />inspection and supervision will visit each listed elevator at least semi-annually to observe <br />the quality of maintenance and to make certain that the quality of maintenance meets the <br />specified standards. The supervisor shall report his/her findings in writing to the City's <br />Facilities Supervisor. <br />4. Contractor shall have the necessary access to repair parts so they can be obtained within a <br />maximum of two (2) days, in order to minimize elevator downtime. <br />5. Contractor shall have a Call Center that is available 24 hours per day, 365 days per year, <br />which can dispatch technicians to the site within the specified time allowed. <br />B. Preliminary Inspections and Repairs <br />1. Contractor has, prior to submitting a bid, examined each of the listed elevators and made <br />a thorough survey of the equipment designated herein. Contractor did not include a list <br />along with Contractor's bid that states what repairs need to be done before the <br />maintenance requirements detailed in this Agreement can start. As no repairs were noted <br />along with Contractor's bid, the Contractor is responsible for all repairs under this <br />Agreement. <br />C. Preventative Maintenance Requirements <br />1. Contractor shall systematically examine, adjust, clean, and lubricate the elevators in <br />accordance with the manufacturer's specified preventative maintenance schedule. <br />2. Contractor shall assign primary and backup technician(s) to this account. An account <br />representative shall also be assigned to be the contact for communications regarding this <br />Agreement. <br />3. Contractor shall set up specific days that preventative maintenance shall occur each <br />month and notify the Facilities Supervisor of that schedule. Contractor will perform all <br />preventative maintenance during regular work days and hours, designated as Monday <br />through Friday, 7:30 a.m. to 4:30 p.m. If Contractor cannot make the scheduled <br />maintenance day because of emergencies, Contractor will notify the Facilities Supervisor <br />and the work shall be rescheduled. <br />REV: 08-07-18 MI <br />Page 6 of 13 <br />ATTY/AGR.2018.173/Schindler Elevator Corporation <br />
