4. If Contractor is called away during scheduled maintenance and cannot complete the
<br />work, Contractor will return the next working day.
<br />5. The Contractor shall:
<br />a. Repair or replace:
<br />I. Machine drive sheave or drum, drive sheave or drum shaft bearing, brake
<br />pulley, brake coil, brake contact, lungs and component parts, drum buffers, stop
<br />motion switches; and
<br />II. Motor and motor generator, motor windings, rotating element, commutator,
<br />brushes, brush holders and bearings; and
<br />III. Controller, selector and dispatching equipment, all relays, solid state
<br />components, resistors, condensers, transformers, contacts, leads, dashpots,
<br />tuning devices, computer devices, steel selector tape and mechanical and
<br />electrical driving equipment; and
<br />IV. Governor, governor sheave and shaft assembly, bearings, contacts, and governor
<br />jaws; and
<br />V. Deflector, car and counterweight sheaves, bearings, car and counterweight
<br />buffers, car and counterweight guide rails, top and bottom limit switches,
<br />governor tension sheave assembly, compensating sheave assembly,
<br />counterweight and counterweight guide shoes, including rollers or gibs, and
<br />rebabbit counterweights when necessary; and
<br />VI. Hoist way door interlocks, hoist way door hangers, bottom door guides and
<br />auxiliary door closing devices; and
<br />VII. All lamps in hoist ways, machine rooms, and elevator pits. This includes the
<br />lamps in the glass hoist ways at Lot SIL.
<br />b. Renew all wire ropes as often as is necessary to maintain an adequate factor of safety,
<br />equalize the tension on all hoisting ropes, repair or replace conductor cables and hoist
<br />ways and machine room elevator wiring, per ANSI Al 7.2 Inspectors Manual for
<br />elevators and escalators.
<br />c. Furnish lubricants specifically applicable to the equipment.
<br />d. Re -shackle cables for drum machines, as required by CAC Title 8.
<br />e. Shorten and re -shackle hoist or compensating cables if stretching of ropes makes this
<br />necessary.
<br />f. Check the condition and operation of safety edges on car doors and of light rays on
<br />car at every visit, and if light rays are inoperative, shall repair or renew them within
<br />twenty-four (24) hours. If safety edges are damaged they shall be repaired or
<br />renewed.
<br />6. At least quarterly, Contractor shall inspect and repair all lamps and bells for car and hall
<br />buttons and arrows as well as the lamps for the location directories above the elevator
<br />doors. This shall be done at all locations and a written report shall be given to the
<br />Facilities Supervisor upon completion of the inspection and repair.
<br />7. Contractor is responsible for controller programming or reprogramming if controller
<br />program is lost or is malfunctioning for any reason.
<br />8. Contractor is responsible for any and all repairs required and called out in State
<br />inspections. If the Contractor does not make the repairs by the deadlines given by the
<br />State, the Contractor shall pay for any late fees issued by the State.
