9. Contractor will perform any work not specifically mentioned, but which is needed to <br />make the maintenance complete within the intent of this specification, without additional <br />cost to the City. <br />10. Under the Preventative Maintenance Requirements, Contractor is not required to: <br />a. Refinish, repair, and/or replace elevator car enclosures, hoist way enclosures hoist <br />way door panels, frames and sills, and lamps inside the cars, unless the foregoing are <br />damaged by negligence or misuse by any person or persons employed by or <br />representing the Contractor. <br />b. Repair or replace parts damaged by vandalism or negligence or necessitated due to <br />obsolescence. <br />c. Repair or replace hydraulic cylinders and associated unexposed piping. <br />d. Repair or replace mainline and auxiliary disconnect switches, fuses, and feeders to <br />control panels. <br />e. Make changes or adjustments required by new or retroactive code changes. <br />f. Make renewals or repairs necessitated by fluctuations in the building AC power <br />systems exceeding +/- ten percent (10%) variation, extreme variations in the <br />machine room temperature, or tampering with the elevator equipment by <br />unauthorized personnel. <br />Contractor may be asked to perform the above tasks outside of preventative maintenance, in <br />which case charges will be based on hourly labor rates delineated in Section Il Payment <br />Terms. <br />D. Testing of Safety Devices <br />1. Contractor shall periodically examine both car and counterweight. The first inspection <br />shall be within one (1) month of the Effective Date of this Agreement. <br />2. Contractor shall test hydraulic elevator pressure relief valves annually. This test shall be <br />done within one (1) month of the Effective Date of this Agreement. <br />3. For all elevators with firefighters' service, Contractor shall provide monthly Phase I recall <br />and a minimum of one -floor operation on Phase II to assure the system is maintained in <br />proper operating order. Contractor shall make and keep in the machine room of the <br />premises, a written record of dates that tests were performed and findings on the <br />operation. <br />4. Contractor shall test any battery lowering device annually and operate as intended. This <br />test shall be done within one (1) month of the Effective Date of this Agreement. <br />5. Contractor shall test the operation of the elevator under fire and other emergency <br />conditions to determine conformance with the applicable requirements of Rules 211. 3 <br />through 211. 8, 3128 [Rule 1002.201. <br />E. Stock of Materials <br />Contractor shall provide only genuine parts supplied by the original manufacturer of the <br />equipment for replacement or repair, and shall furnish and use only those lubricants obtained <br />from and/or recommended by the manufacturer of the equipment.
