1.9 Declarant. Liberty Hall Lane Partners LP, a California limited partnership, or any successor <br />or assign that assumes in writing all or a portion of the rights and duties of the Declarant hereunder. There <br />may be more than one Declarant. <br />1.10 Declaration. This Declaration of Restrictions (CC&Rs) and any amendments or corrections <br />thereto <br />1.11 Development. The residential development that is constructed on the property shown on the <br />Map and subject to all the provisions in this Declaration, including the Residential Lots, the Common Area, <br />and all Improvements thereon. <br />1.12 Governing Documents. This Declaration, the Articles of Incorporation, the Bylaws and the <br />Rules, provided that the Claims Procedure attached as Exhibit A is not a part of the Governing Documents. <br />1.13 Improvements. Any property in the Development constituting a fixture within the meaning of <br />Civil Code section 660. <br />1.14 Lot or Residential Lot. Lots 1 through 8 as shown on the Map and all Improvements thereon. <br />1.15 Maintain, Maintained, Maintaining or Maintenance. Unless expressly stated otherwise, <br />"maintain", "maintained", "maintaining" or "maintenance" as used in this Declaration includes inspection, <br />cleaning, maintenance, repair, upgrading and/or replacement. <br />1.16 Map. The subdivision map entitled "Final Map No. 2016-003 T e Grove" filed for record in <br />San MateoQ C�ountyy, California, on September `L} , 2016, in Book l of Maps at pages <br />�'hJoc3�G.i. including any subsequently -recorded amended final maps, parcel <br />maps, certificate of correction, lot -line adjustments, and/or records of survey. <br />1.17 Member. A member of the Association. <br />1.18 Mortgage. A recorded mortgage or deed of trust against one or more Lots in the <br />Development. <br />1.19 Mortgagee. A mortgagee under a Mortgage or a beneficiary under a deed of trust recorded <br />against a Lot in the Development. <br />1.20 Occupant(s). Any Person entitled to use and reside in a Lot pursuant to an ownership right or <br />any lease, license or other similar agreement with the Owner of the Lot. <br />1.21 Owner. The owner or owners of the fee (perpetual) estate of a Lot in the Development. <br />1.22 Permittee(s). All Owners and Occupants and their agents and invitees. <br />1.23 Person. Any natural person, partnership, trust, corporation, limited liability company, or other <br />legal entity. <br />1.24 Rules. Rules or regulations adopted by the Board from time to time pursuant to the authority <br />of Section 5.6.2. <br />ARTICLE 2 <br />Property Rights and Easements <br />2.1 Type of Development.
