"Force Majeure Delay" is defined in Section 4.2E. <br />"General Plan" means the General Plan of the City in effect as of the Effective <br />Date. <br />"House Price Index" is defined in Section 4.2E. <br />"Housing Impact Fee" means the fee paid under Municipal Code Chapter 18, <br />Article XVII by developers of residential development projects to mitigate the impacts that such <br />developments have on the demand for affordable housing in the City. <br />"Infrastructure Improvement Fee" is defined in Section 3.7. <br />"Impact Fees" means the monetary fees and impositions, other than taxes and <br />assessments, charged by City in connection with a development project for the purpose of <br />defraying all or a portion of the cost of mitigating the impacts of a development project or <br />development of the public facilities and services related to a development project, including the <br />Housing Impact Fee, Transportation Improvement Impact Fee and any other City "fee" as that <br />term is defined by Government Code Section 66000(b). For purposes of this Agreement, a <br />monetary fee or imposition that meets both the definition of an Impact Fee and the definition of an <br />Exaction will be considered an Impact Fee. <br />"Impact Fee Lock Period" is defined in Section 6.1 A(1) <br />"Initial Term" is defined in Section 4.213. <br />"Insubstantial Amendment" is defined in Section 9.2. <br />"Litigation Challenge" is defined in Section 10.613. <br />"LLMD" is defined in Section 3.213. <br />"Major Amendment" is defined in Section 9.3. <br />"Maple Frontage Parking" is defined in Section 3.9. <br />"Maple Street Vacation Area" is defined in Recital D. <br />"Maritime Community Payment" is defined in Section 3.5. <br />"MMRP" is defined in Recital E. <br />"Mortgage" is defined in Section 8.1. <br />"Mortgagee" is defined in Section 8.1. <br />"Municipal Code" means the Municipal Code of the City of Redwood City in <br />effect as of the Effective Date. <br />12 <br />OAK 94843-3885-9090 vl I <br />ATTY/AGR/2018.094/STRADA DEVELOPMENT AGREEMENT <br />REV: 07-27-18 VR <br />Page 12 of 94 <br />
