AN11 NO <br />1. Scope of Work <br />Contractor shall repair and maintain the City's storm water pumps, motors and related <br />apparatuses. Contractor will furnish all parts, materials, labor, equipment, tools, and fuel <br />necessary to complete the work. Contractor is also responsible for disposal of any unusable <br />material and debris as a result of the work. <br />Task 1: Preventative Maintenance (PM) <br />A. Contractor will perform PM inspections for storm water pumps and motors. At <br />minimum, PM will include: <br />• Checking electrical condition of insulation on power cable and on all phases of motor; <br />• Checking for any loose or faulty electrical connections within the pump control panel; <br />• Checking resistance between stator windings; <br />• Checking voltage supply between all phases of the electrical control panel; <br />• Checking voltage balance between all phases on the load side of the pump control with <br />pump on; <br />• Checking amperage draws on all phases of the pump motor; <br />• Checking condition and operation of motor thermal protectors control system (if so <br />equipped); <br />• Removing pumps and motors from pump station for physical inspection; <br />• Checking condition of upper shaft seals (inspect condition of motor housing); <br />• Checking condition and operation of leakage detector (if so equipped); <br />• Checking lowershaftseals (inspect condition of oil); <br />• Changing oil if needed (cost of oil included); <br />• Checking for worn or loose impeller; <br />• Checking all impeller wear rings; <br />• Checking for noise in upper and lower bearings; <br />• Checking physically fordamageof pump and power cable; <br />• Cleaning, resetting, and checking operation of level sensors; <br />• Checking for correct shaft rotation; <br />• Reinstalling pump and motors, and checking forleakage at the discharge connection; <br />• Testing pump operation cycle; <br />• Checking operating of valves and pipes in station; and <br />• Any work not specifically mentioned, but which is needed to make the maintenance complete <br />within the intent of this specification shall be performed without additional cost. <br />B. Contractor shall replace parts with the same make and model as the original <br />component, unless Contractor obtains written authorization from City staff. <br />C. Contractor will provide a written report of all findings, results, and work performed for <br />each pump station upon completion of PM. <br />D. Contractor will complete PM inspections for all assigned storm water pumps and motors <br />before May of each year. <br />E. Contractor will contact City staff to arrange for pump station site access to perform <br />PM inspections. Contractor will perform all PM inspections during the workweek <br />(Monday -Friday), between 7:00 a.m. and 4:00 p.m. If Contractor is called away <br />and cannot complete the scheduled PM, Contractor will return the next working <br />day. <br />F. Contractor will notify City staff immediately upon discovering any emergency or <br />immediate repairs needed to a pump during the course of PM inspections. <br />REV: 10-04-19 EI <br />ATN/AGR.Amend No. 1/Commercial Pump & Mechanical, Inc.
