<br />SECTION 5. CONTRACTOR'S DUTY TO MAINTAIN <br /> <br />A. Maintenance and Repairs <br /> <br />Contractor shall be responsible for all routine maintenance with respect to the <br />garage offices, storage areas, employee restroom, lobby, entry/exit traffic <br />lanes and the exterior appearance of revenue control equipment. Routine <br />maintenance is defined as all ordinary housekeeping maintenance of the <br />Parking Facilities and equipment and replacement of supplies that are <br />normally performed on a day-to-day basis in order to keep the Facilities <br />operating in an efficient, clean, safe, and good condition and is considered a <br />reimbursable expense. Routine maintenance includes, but is not limited to: <br /> <br />1. Replacing tickets in ticket issuing machines; journal and receipt tape; <br />replacing arms on traffic entry and exit gates; cleaning revenue control <br />equipment; and cleaning signs. <br /> <br />2. Replacing ordinary light bulbs as needed where no specialized equipment <br />is required to do so. <br /> <br />3. Regular cleaning of Garage office, cashier booth, employee restroom, <br />storage spaces, entry/exit lanes, stairwells, and general parking areas, <br />regular washing of windows in elevator cabs; regular cleaning of office <br />floor, walls, ceiling, and glass; regular removal of interior and exterior <br />graffiti; regular emptying of trash receptacles and ash trays. <br /> <br />4. Contractor shall subcontract for major, overall steam cleaning of the <br />Parking Facilities, wherein the total facility areas are steam cleaned with <br />industrial steam cleaning equipment. Contractor shall cooperate and <br />coordinate with City to facilitate this work. Contractor shall also <br />subcontract for reduced area steam cleaning as needed in specific areas, <br />including but limited to stairwells, elevator and escalator landings, vehicle <br />and pedestrian access areas. Emphasis is placed on the steam cleaning <br />of pedestrian waiting/standing areas and walkways in maintaining the first- <br />class standard of custodial maintenance as called for by the Parking <br />Manager. All work will be done in accordance with Best Management <br />Practices and in compliance with the National Pollution Discharge <br />Elimination System ("NPDES" Permit Number 0049981) waste discharge <br />requirements for City of Redwood City Municipal Storm Water discharges. <br /> <br />5. Cleaning of the elevator shall be included as part of the Contractor's <br />custodial responsibilities. <br /> <br />6. Contractor shall provide City with written copies of Contractor's policies <br />and procedures related to parking lot maintenance and repair and with any <br />updates or revisions of same.
