6.C. - Page 7 of 10 <br />/<�ik <br />Redwood <br />CitylCallifornia <br />Faunded 1867 <br />*M,&/ <br />DATE: November 19, 2018 <br />SUBJECT <br />STAFF REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br />Request for a Zoning Amendment to amend Article 60 (Zoning District Boundaries — Maps) for the <br />property at 515 Veterans Boulevard to add a Vehicular Combining District to the existing Industrial Park <br />zoning designation to conditionally allow vehicle sales and service uses <br />RECOMMENDATION <br />Hold a public hearing, and introduce an Ordinance amending the Zoning Map to rezone the property at <br />515 Veterans Boulevard to Industrial Park—Vehicular. <br />BACKGROUND AND PROJECT DESCRIPTION <br />The project site is a corner lot comprised of two parcels (APN: 052-401-020, 052-401-160) with <br />frontages along Whipple Avenue, Veterans Boulevard, and Convention Way and totals 1.94 acres. The <br />site is currently developed with a one-story 23,087 square foot commercial building and surface parking. <br />The existing building is currently vacant but was previously occupied by a gym (Crunch Fitness) and a <br />restaurant (Chef Peking).
