6.D. - Page 3 of 170 <br />Components of the Pre -Fabricated Public Restroom Facility <br />The proposed public restroom is a pre -fabricated facility with three all -gender, family -focused, ADA - <br />compliant stalls. The facility also includes an ADA water drinking niche and a chase that will function as a <br />mechanical and storage room for the water feature, the irrigation system (which features grey water) and <br />the electrical panel boxes. The design of the chase meets the unique needs of the project and will require <br />close coordination between the water feature manufacturer, Vortex Aquatic Structures International, and <br />the City's project contractor, Robert A. Bothman, both of whom have previous experience with PRC <br />structures. <br />The restroom fabrication takes 180 days. This includes the slab and permits from the State of California. <br />This will allow the City to obtain the product in less time and have a relatively short install time to avoid <br />any delays in the project. Some of the high quality features and components are: <br />1. Waterproof concrete floors/slabs: Concrete is naturally absorbent up to 30% as one sees when it <br />rains on sidewalks and they turn darker from water absorption. Inside a restroom, concrete that is <br />absorbent is a health issue and an odor issue, as organics from urine to solid human waste become <br />absorbed into the floors creating breakdown gasses and hygiene issues. PRC solved this problem <br />decades ago creating such a dense concrete with imported additives from Europe that densify and <br />fill the voids in traditional concrete to reduce proven, by national testing laboratory results, <br />concrete that is only 2.5% absorbent. PRC is the only firm nationwide to provide this solution. <br />2. Rust -free toilets and urinals: Stainless steel toilets that are more vandal resistant have been in <br />service for decades but they are made with 304T stainless steel that when confronted with urine <br />turn black inside the bowl or rust as 304 grade stainless can rust. PRC is the only firm nationwide <br />who only builds their stainless steel plumbing fixtures with grade 316 stainless steel that does not <br />rust or turn black inside the bowl. <br />3. Anti -microbial touchable components: In support of better hygiene, PRC uniquely provides many <br />components touched by visitors with an anti -microbial built in life treatment for our custom door <br />handles, push door plates, toilet seats, toilet stall latches, toilet stall door pulls, etc. <br />4. Vandal proof screen vents: The maintenance costs of vent screens in public park restrooms have <br />been excessive due to the removal of spider cobwebs and debris and because of replacement when <br />vandalized. To avoid this, PRC uses 1/8" thick woven 316 grade stainless steel screens to prevent <br />bird entry with opening of 1.25" to not allow nesting for spiders. When ordered, there is also the <br />use of anti -insect coatings on the openings to deter insect nesting which eliminates the cost of <br />nesting removal by a maintenance crew. <br />5. Z anti -microbial rubber coated door handles: Stainless door handles in direct Southern or Western <br />exposures become very hot in the summer and deter use to open the doors. Traditional C door <br />handles that are cooler because they are hollow are too easily broken off with a rock or baseball bat. <br />PRC designed a Z door handle that becomes a latch guard, an unbreakable heavy stainless <br />component and then we coat it with anti -microbial treatment impregnated into the stainless for life <br />and finally coat the handle with cooling rubber to allow touch without burning one's hand. <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.org <br />:. <br />
