Deliverables: <br />• Peer review memoranda for each of the technical studies indicating the adequacy of <br />the study for use in the CEQA documents and identifying any additional <br />information/analyses that may be necessary. <br />Task 3: Initial Study (IS) and Notice of Preparation (NOP) <br />Following approval of the Project Description under Task 1, AECOM will prepare a <br />Draft IS for review by the City, and will then incorporate City comments into a Final IS. <br />The document will be prepared pursuant to CEQA and the CEQA Guidelines, <br />particularly Appendices G and F. All 17 required environmental factors identified in <br />CEQA Guidelines Appendix G, as modified by the City, will be evaluated in the IS. <br />Each factor will contain a brief setting discussion to provide context and background for <br />the following impact analysis, which will respond to the Appendix G checklist <br />questions. Substantial evidence will be provided to support significance conclusions in <br />the IS. The City's EI Camino Corridor Plan, the General Plan, the Downtown Precise <br />Plan, site visits, other relevant EIRs, and local and regional databases and inventories <br />will be used to support the analyses in the IS. In conjunction with the Final IS, an NOP <br />will be prepared. <br />AECOM will respond to one round of consolidated City and applicant comments on the <br />draft IS. Up to 15 color and black and white graphics will be prepared and incorporated <br />into the IS and will primarily present the project location and describe the project— site <br />plan, building elevations and massing, on- and off-site circulation and utility <br />improvements, and landscaping concepts. Other figures will identify the applicable <br />General Plan land use designations and zoning districts, illustrate the surrounding visual <br />setting (photographic documentation), and location of noise measurements from the <br />applicant's noise study. <br />Page 15 of 37 <br />ATTY/AGR/2018.270/AECOM PSA <br />REV: 12-07-18 PR <br />
