Exhibit "A" SCOPE OF SERVICES AND FEE Scope of Work AECOM will provide the following scope of work to update the working draft Environmental Impact Report to describe and analyze recent revisions to the proposed project located at 1601 EI Camino Real (South Main Street Mixed -Use Project). This scope of work is based on the following general understanding of the revised project, as reflected on the preliminary designs dated October 25, 2019: Addition of 249 residential units Reduction in commercial space of approximately 19,000 square feet Reduction of 123 parking spaces provided for office uses With the offsite development of 39 residential units on Parcel F at 1304 EI Camino Real, the revised project currently includes a total of 540 residential units and approximately 560,000 square feet of commercial space, comprised primarily of about 530,000 square feet of office use. The additional 249 residential units are proposed for construction on Parcel D. Commercial space previously proposed on Parcel D would be partially shifted to Parcels C and E, resulting in a total increase of approximately 91,000 square feet on these two parcels. No changes are proposed on Parcels A and B. The following project tasks will be augmented as described below to address the revised project. These augmented services will be provided in addition to, and in accordance with, the current scope of work dated January 9, 2019 and as amended on August 19, 2019. Task 1: Project Description AECOM will update the EIR Project Description based on the information provided by the project applicant. A list of information needs will be developed and requested from the applicant to ensure that the revised project description provides the same level of detail as that provided for the prior project. AECOM will produce a draft and final project description to be integrated into the Administrative Draft EIR. No substantive changes to the Initial Study analysis and conclusions are warranted as a result of the project revisions; however, AECOM will prepare a sub -section in the EIR summarizing the project changes and documenting why the prior Initial Study conclusions remain valid. Task 4.1: Revised Administrative Draft EIR In addition to the EIR project description, the following impact sections of the EIR will be updated: - Aesthetics - Air Quality / Health Risks - Transportation - Introduction o Project Overview (e.g., describe process leading to revised project) o EIR Scope: substantiation of the applicability of the Initial Study analysis to the revised project, including a summary table that updates the quantifiable effects of the project (e.g., population, housing, and employment, water demand, etc.) REV: 01-23-20 PR ATTY/AGR.Amend.
