Task A - Condition Assessment of Perry's Feed Shed
For this optional task, AECOM would assess the current condition of Perry's Feed shed and
identify the types of improvements that would be necessary to comply with the Redwood City
building codes such that the structure could be repurposed for human occupancy (e.g., retail use).
This task would specifically involve preparation of a brief (3-5 page) memorandum to assess the
condition and adaptive reuse potential of the building, and would include the following:
Description of the current physical condition of the building and potential alternate uses
for the building.
Assessment of whether the building could be adapted for alternate uses without
compromising its historical integrity
High-level recommendations for building modifications to address existing code
deficiencies, including seismic (e.g., due to proximity to existing known faults), Americans
with Disabilities (ADA) requirements, occupancy requirements, ingress and egress, life
safety, and other habitability/occupancy requirements. (These recommendations would
not include cost estimates to make these modifications.)
The task includes a site visit by an architectural historian, historical architect, and structural
engineer. A draft and final memorandum will be submitted.
Task B — Project Contingency
Given the potential uncertainties regarding the current (revised) project description, this task
would provide a contingency for additional unanticipated changes to the project description or
circumstances (e.g., pending zoning amendments). The budget associated with this task would
be released upon request from AECOM, and at the discretion of the City.
Cost
The costs associated with the tasks outlined above are listed below. The total cost to revise the
South Main Mixed -Use EIR to reflect the revised project description and provide a physical
assessment of Perry's Feed Shed would be $131,809, including a budget contingency of $15,277.
As provided below, due to the extension of the original project schedule into the second half of
2020, this escalation cost reflects adjusted billing rates that account for the increase in labor costs
that have occurred since project inception. With the approval of this additional scope and budget,
and accounting for the escalation of labor costs, the total authorized amount for all tasks included
in the scope of work would be $1,054,059.
[MYR VA0111199
ATN/AGR.Amend.
