6.C. - Page 1 of 37 <br />/<�ik <br />Redwood <br />CitylCallifornia <br />Faunded 1867 <br />A,&/ <br />DATE: February 11, 2019 <br />SUBJECT <br />STAFF REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br />Final Acceptance of construction improvements for the development at 718 Canyon Road by Ernst <br />Development Corporation <br />RECOMMENDATION <br />By motion, accept the construction improvements for the 718 Canyon Road development, and authorize <br />the release of the bonds in accordance with the Improvement Agreement. <br />STRATEGIC INITIATIVE <br />Housing <br />BACKGROUND <br />On September 21, 2015, the City Council approved the Parcel Map and the associated Improvement, <br />Landscape Maintenance, and Stormwater Treatment Measures Maintenance Agreements for the 718 <br />Canyon development. This development consists of a four -lot, single-family home development located <br />at the corner of Canyon Road and Bain Place. The Construction Permit, approved and issued by the City, <br />required the developer to make on-site and off-site improvements. Improvements include new sidewalks <br />including an accessible ramp, new water and sewer services, and a new stormwater collection and <br />detention system. The total value of improvements completed is estimated at $250,000. <br />ANALYSIS <br />The developer, Ernst Development Corporation, has completed the construction of improvements in <br />accordance with the Improvement Agreement, the plans and specifications, the conditions of approval <br />and the tentative map, and to the satisfaction of the City's Engineering and Transportation Division. <br />The developer provided a faithful performance bond and a labor and material bond, each in the amount <br />of $250,000.00 that can be released at this time.
