<br />environmental review of the Project; excise taxes on development; or fees for <br /> <br />services. <br /> <br />(i) <br /> <br />"Existing Approvals." Those Approvals obtained by Flatirons or its <br /> <br />predecessors in interest from City as of the Effective Date, and all amendments, <br /> <br />reyisions, and modifications thereto pursuant to this Agreement. The following <br /> <br />Approvals constitute the Existing Approvals: <br /> <br />(i) <br /> <br />The Redwood Shores Development Agreement. <br /> <br />(H) <br /> <br />The EIR. <br /> <br />(Hi) <br /> <br />The Vesting Tentative Map. <br /> <br />(iv) <br /> <br />The Planned Development Permit. <br /> <br /> <br />(j) <br /> <br />"Existing Development Regulations." The Development Regulations <br /> <br />in effect as of the Effective Date. <br /> <br />(k) <br /> <br />"Facilities." Those public improvements constructed for the benefit of <br /> <br />the development of all properties within District's boundaries, including the <br /> <br />Property, pursuant to the Redwood Shores Development Agreement. The Facilities <br /> <br />include, without limitation, roads, water systems, roadways, sanitary sewers, storm <br /> <br />drainage systems, utilities, traffic signals, curbs, gutters, sidewalks, parks, amenities, <br /> <br />recreational areas, landfill and bridges. The Facilities include the Flatirons Facilities. <br /> <br />The Facilities do not include the On-Site Privately Owned Improvements as defined <br /> <br />in Section 11 of this Agreement. <br /> <br />(1) <br /> <br />"Facilities Fee."
