<br />DES:dj1 06/10/97 (017/72) <br />J6/18/97R <br /> <br />(including the dedication of easements contained therein) for the <br /> <br />subdivision, and in accordance with the conditions of approval of <br /> <br />the tentative map for the subdivision, the parties hereto agree <br /> <br />as follows: <br /> <br />1. <br /> <br />IMPROVEMENTS. <br /> <br />Owner <br /> <br />shall, <br /> <br />at <br /> <br />Owner's <br /> <br />own <br /> <br />cost <br /> <br />and <br /> <br />expense, <br /> <br />construct <br /> <br />all <br /> <br />of <br /> <br />the <br /> <br />improvements <br /> <br />("Improvements") , <br /> <br />furnish <br /> <br />all <br /> <br />the <br /> <br />materials, <br /> <br />and <br /> <br />do <br /> <br />all <br /> <br />the <br /> <br />work <br /> <br />hereinafter <br /> <br />described, in accordance with, and as provided for in the plans <br /> <br />prepared <br /> <br />for <br /> <br />Owner <br /> <br />by <br /> <br />Brian <br /> <br />Kangas <br /> <br />Foulk, <br /> <br />Civil <br /> <br />Engineers, <br /> <br />entitled, "Improvement Plans - Gossamer Cove", and in accordance <br /> <br />with <br /> <br />and <br /> <br />as <br /> <br />provided <br /> <br />for, <br /> <br />in <br /> <br />those <br /> <br />certain specifications <br />for Civil/Landscape/ <br />City's specifications <br /> <br /> <br />entitled, <br /> <br />"Supplemental <br /> <br />Specifications <br /> <br />Irrigation <br /> <br />Improvements", <br /> <br />as <br /> <br />well <br /> <br />as <br /> <br />entitled, "Engineering Standards - City of Redwood City", adopted <br /> <br />December 16, 1991, which plans and specification are on file in <br /> <br />the office of the City Engineer. <br /> <br />Said Improvements s~all also be <br /> <br />constructed in strict compliance with the provisions of Chapter <br /> <br />30 <br /> <br />0 f the Code <br /> <br />of the City of Redwood City, <br /> <br />the <br /> <br />subdivision <br /> <br />regulations of said City. To the extent that a conflict exists <br /> <br />between <br /> <br />the <br /> <br />plans <br /> <br />and <br /> <br />specifications <br /> <br />and <br /> <br />said <br /> <br />Chapter <br /> <br />30 <br /> <br />in <br /> <br />regard to the standard for a particular improvement, the stricter <br /> <br />standard <br /> <br />shall <br /> <br />govern. <br /> <br />Owner <br /> <br />shall <br /> <br />complete <br /> <br />all <br /> <br />of <br /> <br />the <br /> <br />Improvements, <br /> <br />subject <br /> <br />to <br /> <br />time <br /> <br />extensions <br /> <br />allowable <br /> <br />under <br /> <br />paragraph 11, on or before June 23, 1999. The Improvements shall <br /> <br />include, <br /> <br />but <br /> <br />are <br /> <br />not <br /> <br />necessarily <br /> <br />limited <br /> <br />to, <br /> <br />all <br /> <br />of <br /> <br />the <br /> <br />following: <br /> <br />(a) <br /> <br />grading, paving <br /> <br />2 <br />
