4/3/00 <br />Displacement of tenants in non - residential development is initiated by the Developer. <br />The Developer shall give written Notice of Planned Non - Residential Development, a <br />general relocation notice (Exhibit 1) to the tenants occupying the residential units to be <br />demolished /converted, within 5 days following the date of application. The Notice (in a <br />form approved by the Director) advises the tenants of the proposed development and <br />their rights to assistance as provided under the Ordinance. The Planning and <br />Redevelopment Division will provide the Developer with sample language intended to <br />meet the requirements for information contained in the Notification process. It shall <br />also be the responsibility of the Planning and Redevelopment Director, or his /her <br />designee, to calculate and disburse funds necessary to carry out the physical relocation <br />process. <br />A. GENERAL RELOCATION NOTICE <br />The General Relocation Notice would be provided by the Developer to very low <br />and low income tenants (see Household Income under Definitions, Part VII, for <br />income range by household size) within 5 days from the date a developer submits an <br />application to the Planning and Redevelopment Division for approval. This notice will <br />advise the tenant(s) that: <br />1. The Developer has submitted an application for a non - residential <br />development, <br />2. If the application is approved, the building they currently occupy will be <br />demolished /converted to other than residential use, <br />3. If demolished or converted, very low and low income tenants would be <br />entitled to assistance under the Relocation Ordinance, and <br />4. They will receive instructions within _ days as to whether the project will <br />proceed. <br />B. APPROVAL AND INSTRUCTION NOTICE <br />The Planning and Redevelopment Division will provide the Developer the form for <br />a letter to the tenants residing in the subject property advising them of the City's <br />approval action. The Approval and Instruction Notice (Exhibit 11) provides eligible <br />tenants with instructions regarding eligibility and the application process for relocation <br />assistance benefits.
