Box 391 <br /> 1017 Middlefield Road <br /> Redwood City, CA 94064 <br /> RE: Proposal for an Initial Study environmental analysis for a proposal by Nicholson Lamb <br /> Partners to develop a 43-unit condominium project at 885 Woodside Road, Redwood City. <br /> Dear Ms. Riordan, <br /> On behalf of MHA Environmental Consulting, Inc., I am pleased to submit this proposal to provide <br /> environmental review services for the City of Redwood City. The intent of the proposed service is <br /> to prepare the necessary environmental document, pursuant to the California Environmental <br /> Quality Act (CEQA) for the proposed construction of a 43-unit condominium project at 885 <br /> Woodside Road, under the direction of the Planning Services staff. It is our understanding that an <br /> Initial Study/Mitigated Negative Declaration (IS/MND) is likely to satisfy the CEQA requirements <br /> for this project. A revised scope and budget will be required if the City determines that an <br /> Environmental Impact Report (EIR) is required. <br /> Planning Services and Schedule <br /> Anticipated services include the following: <br /> 1) Meetings with the project proponent, Nicholson Lamb Partners, and City staff <br /> (maximum of 3 meetings anticipated and budgeted). <br /> 2) Review of pertinent support information, including the project plans, traffic, noise, and <br /> soil analyses. <br /> 3) Preparation of an Administrative Draft Initial Study and Mitigated Negative Declaration, <br /> including: <br /> a. A completed environmental checklist consistent with Appendix G of the CEQA <br /> Guidelines, with responses addressing each of the environmental parameters. <br /> b. Focus on the traffic and noise impacts of the development, in particular the <br /> potential impacts on neighboring properties. Water supply and demand and <br /> temporary construction-related impacts will also be addressed. <br /> 4) Preparation of a Draft Initial Study and Mitigated Negative Declaration, incorporating <br /> staffs comments and revisions, and preparation of a Notice of Intent to Adopt a <br /> Mitigated Negative Declaration, for review by the public and the City's Planning <br /> Commission. <br /> 5) Preparation of a Mitigation Monitoring Program to certify implementation of prescribed <br /> mitigation measures. <br /> 6) Preparation of a Final Initial Study and Mitigated Negative Declaration, incorporating <br /> revisions by the City Planning Commission (responses to public comments will only be <br /> prepared to the extent available in the budget for the FinaIIS/MND)c <br /> 7) Attendance and presentation at one City Planning Commission meeting. <br /> 4 West Fourth Avenue, Suite 303 San Mateo, California 94402 TEL 650-373-1200 FAX 650-373-1211 E-MAIL mail@mha-inc.com www.mha-inc.com <br /> .~-_...--_.._._.--.... <br />
