sustain or incur or which may be imposed upon them or any of them for injury to or death <br />or persons, or damage to property, as a result of, or arising out of this Lease or occupancy <br />and use of the Leased Premises by Lessee, its officers, agents, employees, licensees, <br />invitees or visitors. <br /> <br /> 11. MAINTENANCE. Lessee shall at its own cost and expense keep and <br />maintain the Leased Premises, and all facilities or improvements thereon or which may <br />be placed or constructed upon the Leased Premises, in reasonable order and repair and <br />shall keep all portions of the Premises clean, neat, orderly and as free from weeds, papers <br />or debris or other articles or things which increased the danger of fire or detract from the <br />aesthetic appearance of the neighborhood, as shall be consistent with the improvements <br />Lessee proposes to construct and maintain on the Leased Premises, so far as the same <br />shall be reasonably practicable. <br /> <br /> 12. ADVERTISING. Lessee shall not place or pemdt to be placed any sign or <br />advertising on the Leased Premises which conflicts with the City's applicable sign <br />ordinances. Lessee, upon request of Lessor, shall immediately remove any sign or <br />decoration which Lessee has placed or permitted to be placed in, on or about the front of <br />the Premises and which, in the reasonable opinion of Lessor, conflicts with the City's <br />sign ordinances and if Lessee fails to do so, Lessor may enter upon the Premises and <br />remove the same, at Lessee's expense. <br /> <br /> 13. UTILITIES; TAXES. Lessee shall pay for all water, gas, heat, electricity, <br />fuel, power, telephone service and other utilities which may be advanced to or used in or <br />about the Leased Premises during the tem~ of this Lease. <br /> <br /> Lessee agrees to pay all lawful real and personal property taxes and <br />assessments levied by the State, County, City or other tax or assessment levying bodies, <br />upon any and all real and personal property or property interests it has or may have in the <br />Premises and in the goods, wares, merchandise, equipment, and materials it has stored or <br />kept therein. Pursuant to the provisions of Revenue and Taxation Code Section 107.6, <br />Lessee hereby acknowledges, recognizes and understands that this Lease may create a <br />possessory interest subject to property taxation, and that Lessee may be subject to the <br /> <br />17996.00003~BGL1B 1\1085097.9 l 0 <br /> <br /> <br />
