payment of property taxes levied on such interest. <br /> <br /> 14. LIENS. Lessee shall keep the Leased Premises free from any liens arising <br /> out of any work performed, materials furnished, or obligations incurred by Lessee; <br /> provided, however, nothing herein shall prohibit Lessee from assigning its interest in the <br /> Leased Premises to a trustee under a deed of trust in accordance with the provisions of <br /> paragraph 15 below. <br /> <br /> 15. ENCUMBRANCE OF LEASEHOLD ESTATE. <br /> <br /> a. Lessee's Right to Encumber. Lessee may, at any time and from time <br /> <br /> to time during the te.x~ of this Lease, encumber to any institutional lender regulated by <br /> state or federal authority (each such party being referred to in this Lease as "Lender"), by <br /> deed of trust or mortgage or other security instrument (referred to herein as the <br /> "Leasehold Encumbrance"), all of Lessee's interest under this Lease and the leasehold <br /> estate hereby created in Lessee (referred to in this Lease as a "Leasehold Estate") without <br /> the consent of Lessor. However, no Leasehold Encumbrance incurred by Lessee <br /> pursuant to this Section shall, and Lessee shall not have power to incur any encumbrance <br /> that shall, constitute in any way a lien or encumbrance on the Lessor's fee interest in the <br /> Premises. Any Leasehold Encumbrance shall be subject to all covenants, conditions, and <br /> restrictions set forth in this Lease and to all rights and interests of Lessor, except as is <br /> otherwise provided in this Lease. Lessee shall give Lessor prior written notice of any <br /> Leasehold Encumbrance, together with a copy of the deed of trust, mortgage, or other <br /> security interest evidencing the Leasehold Encumbrance. <br /> <br /> b. Notice to and Service on Lender. Lessor shall mail to any Lender <br /> <br /> who has given Lessor written notice of its name and address, a duplicate copy of any and <br /> all notices Lessor may from time to time give to or serve on Lessee pursuant to or <br /> relating to this Lease, including but not limited to any notice of default, notice of <br /> te.~lination, or notice regarding any matter on which Lessor may predicate or claim a <br /> default. Lender's time period within which to cure a breach or default of Lessee as <br /> provided in subparagraph (e) below shall not commence to run until notice of such <br />- default is served upon Lender.
