provisions of this paragraph 15, provided that such modifications do not have a material <br />negative effect on Lessor's fee interest in the Leased Premises. <br /> <br /> k. No Subordination. Notwithstanding any other provision hereof, <br /> <br />under no circumstances shall the fee interest of Lessor in the Leased Premises be <br />subordinated to any encumbrance, voluntary or involuntary, assumed, acquired or <br />suffered by Lessee or any of its transferees or assignees. <br /> <br /> 1. No Junior Financing. So long as Lessor is the Lender under this <br /> <br />paragraph 15, Lessee agrees that it shall not encumber the Leasehold Estate with any <br />liens subordinate to that of Lessor. <br /> <br /> 16. VALIDITY OF LEASE. The parties hereto agree that all procedures and <br />other provisions of law necessary to effectuate this Lease have been faithfully complied <br />with and said Lease is a valid and binding Lease. Lessee further waives any claim it may <br />have against the City of Redwood City, its Council, Boards, Commissions, officers, <br />agents, or employees pursuant to rules or regulations of any public or governmental <br />authority, at any time during said term or terms in force relating to sanitation and public <br />health, environmental protection, safety and welfare. <br /> <br /> 17. LESSOR'S RIGHT OF ENTRY. Lessor reserves the right to enter upon <br />the Leased Premises at any reasonable time, upon giving reasonable prior notice to the <br />occupants thereof, for any purposes allowed pursuant to Section 1954 of the Civil Code, <br />and reserves the right to require Lessee to keep said premises in good maintenance, order <br />and repair. <br /> <br /> 18. MODIFICATIONS. Notwithstanding any of the provisions of this Lease, <br />the parties hereto may, subject to the provisions of paragraph 15, hereafter by mutual <br />agreement in writing approved by resolution of the City Council, agree to modifications <br />thereof or additions thereto, provided such amendments are not forbidden by the Charter <br />of the City of Redwood City or other law. <br /> <br /> Lessor shall have the right to grant reasonable extensions of time or times, <br />fixed by this Lease for any purpose, provided that such extensions be authorized or <br /> <br />17996.00003XBGLIB 1\1085097.9 16 <br /> <br /> <br />
