6. RECORDS; AUDIT. Lessee shall at all times during the tefffx of this Lease <br /> <br />keep or cause to be kept tree and complete books, records and accounts of all financial <br />transactions relating to Lessee's use of the Leased Premises. <br /> <br /> All books, records, and accounts required to be kept under this Lease by <br />Lessee or its agents shall, at all reasonable times and upon reasonable notice be open and <br />made available for inspection or audit by Lessor, its agents or employees. <br /> <br /> 7. LESSEE'S IMPROVEMENTS. Lessee shall, at its own expense, <br /> <br />construct, or cause to be constructed within and upon the Leased Premises, the Leasehold <br />Improvements. Additional Improvements to be provided by Lessee shall include off-site <br />access and utility services and associated easements. Construction of the Leasehold <br />Improvements shall commence within 24 months from the date of execution of this Lease <br />and shall be diligently pursued to completion which shall occur not later than 18 months <br />after commencement of construction, provided that said completion date shall be <br />extended for delays caused by Acts of God, inclement weather, strikes or other labor <br />disputes, inability to obtain materials and other matters beyond Lessee's reasonable <br />control. Except as otherwise herein specified, all construction hereunder shall be done in <br />accordance with applicable zoning and building codes. Construction of the Building, the <br />operation of the childcare facility and leasing the remainder of the Building for non- <br />childcare purposes is collectively referred to herein as the "Project." <br /> <br /> In addition to the Leasehold Improvements, Lessee shall also be <br /> <br />responsible to implement at its expense the following on the Leased Premises: <br /> a. Environmental remediation; <br /> b. Geotechnical remediation; <br /> <br /> Lessor's responsibilities with respect to the improvements to be constructed on the <br />Leased Premises include the following: <br /> <br /> a. Lessor shall not impose, or allow to be imposed, any GID 1-64 <br /> <br />facility fee or fee in lien thereof on the Leased Premises or the Project; <br /> <br />17996.00003~BGLIB 1\1085097.9 7 <br /> <br /> <br />
