b. Lessor shall cooperate with Lessee in executing and recording an <br /> <br />avigation easement against the Leased Premises if required by the San Mateo County <br />Airport Land Use Commission. <br /> <br /> c. Lessor shall assume the obligations of the grantee under the access <br /> <br />and utility easements as of the expiration or earlier termination of this Lease; prior <br />thereto, said obligations shall be the responsibility of Lessee. Copies of said easements <br />are attached hereto and marked "Exhibit C." <br /> <br /> 8. TITLE TO IMPROVEMENTS. Title to the Leasehold Improvements shall <br /> <br />remain in Lessee, its assigns or transferees, until expiration of the term of this Lease, at <br />which time title to the Leasehold Improvements shall automatically and without further <br />action vest in Lessor. Said Leasehold Improvements shall not be removed from the <br />Leased Premises at any time during the term hereof and shall be surrendered with the <br />Leased Premises as part thereof upon expiration of the term of this Lease. Title to the <br />Leased Premises and any improvements existing within the Leased Premises upon the <br />commencement of the term of this Lease shall remain in Lessor, subject to Lessee's duty <br />to maintain the same, and subject to other pertinent provisions of this Lease. <br />Notwithstanding the foregoing, Lessor agrees to execute a landlord's consent in favor of <br />any equipment vendor or Lessor ("Equipment Supplier") providing that in the event of <br />default with respect to the lease or financing afforded by such Equipment Supplier, the <br />furniture, fixtures and/or equipment which it supplies to the Premises may be removed, <br />provided that the Equipment Supplier repairs any damage occasioned thereby. <br /> <br /> 9. INSURANCE. <br /> <br /> a. Public Liability. Lessee shall secure, carry and maintain at all times <br /> <br />during the term of this Lease, at Lessee's sole cost and expense, public liability, bodily <br />injury and property damage insurance for the joint and several protection and indemnity <br />of Lessor and Lessee, applicable to the Leased Premises and operation which are the <br />subject of this Lease, which insurance shall be in the following amounts: <br /> <br /> Comprehensive Public Liability: <br /> <br />17996.00003~BGLIBl\I085097.9 8 <br /> <br /> <br />
