<br />BOTTOMLEY ASSOCIATES <br />URBAN DESIGN & CITY PLANNING <br /> <br />CITY OF REDWOOD CITY <br /> <br />PENINSULA PARK PRECISE PLAN <br />PROPOSED WORK PROGRAM <br /> <br />Project Overview <br />Work Tasks <br />Budget Estimate <br /> <br />Page 1 <br />Page 1 <br />Page 3 <br /> <br />Project Overview <br /> <br />BDP will work with City of Redwood City staff to prepare a precise plan that reflects <br />community review and input on the development proposal for the Peninsula Park project area. <br />Since many of the policies, standards, and guidelines contained in the previous Marina Shores <br />Village Precise Plan still have community support, it will serve as a template. The work will focus <br />on clarifying and preparing the modifications necessary to guide the revised development <br />proposal for the area. The Marina Shores plan text and graphics will be modified only where <br />needed. BDP will assist the City in staff/applicant review meetings to assess community input, <br />recommend project design modifications, and/or identify specific precise plan modifications as <br />appropriate. <br /> <br />Work Tasks <br /> <br />Proposed work tasks are described below. The work process includes five (5) working meetings <br />with City staff and the project applicant; one (1) Community Meeting; two (2) study sessions <br />with the Planning Commission and the Architectural Review Committee; and two (2) public <br />hearings. Estimated hours and costs for each task are provided on the attached spreadsheet. <br /> <br />Task 1: Attend PC / ARC Study Session - Observe study session; note community PC, ARC, <br />and community comments and concerns. <br /> <br />Task 2: Project Start-Up <br /> <br />1) Staff/Applicant Start-Up Meeting (#1) - Review initial development proposal and precise plan <br />work scope, work products, sequence, and schedule. Identify any recommended changes to <br />work products or process as needed. Review comments and concerns noted at PC/ARC Study <br />Session. Assist Redwood City staff to identify and additional issues related to the initial <br />development proposal. <br /> <br />2) Prepare Precise Plan Changes List - Based on staff and applicant input at the start-up meeting, <br />prepare an outline the elements of the Marina Shores Village Precise Plan that are likely to change <br />to reflect the Peninsula Park development proposal.
