A description of the anticipated work scope and schedule is <br />provided below, and a cost estimate spreadsheet is attached. <br /> <br />In addition to preparing the precise plan document, the work would incorporate three staff <br />and/or applicant progress meetings and one community/stakeholders review meeting. The first <br />staff/applicant would be to review issues, contacts, and schedule; the second to review the basic <br />precise plan policy elements; the third to review the completed administrative draft, including <br />development standards, design guidelines, and mitigation measures and/or project conditions <br />that arise from CEQA review. Basic precise plan elements would be reviewed at the <br />community/stakeholders meeting prior to preparing the admin draft plan. <br /> <br />Work Scope <br /> <br />The work will involve working with Redwood City staff, public officials, and the 333 Main <br />Street developer to prepare a development policy plan for the North Main Street Precise Plan <br />area, which includes the proposed 333 Main Street condominium project. The Precise Plan will <br />clarify and communicate background issues and context, and land use/development, <br />circulation, urban design, and implementation policies and administrative procedures the City <br />will follow in processing development applications. The precise plan will focus on <br />opportunities to provide and enhance continuous public access along Redwood Creek. <br /> <br />The precise plan will include the following elements: <br /> <br />a) Policy Objectives - Qualitative/performance policies for land use, circulation, urban design, <br />and open space <br />b) Urban Design Concept - Plan diagram will be provided to illustrate recommended <br />relationships of development to adjacent streets, parcels, and Redwood Creek. <br />c) Height, Setbacks Envelope Plan - Plan diagram to illustrate building height and setback <br />policies. <br />d) Development Standards and Design Guidelines - Text and photos/diagrams to address: <br />- Development Density <br />- Building Orientation and Street Relationships <br /> <br />BOTTOMLEY DESIGN & PLANNING <br />600 GRAND AVENUE SUITE 202 OAKLAND CA 94610 <br />TEL: 5 10.663.3808 FAX: 5 10.663.6304 <br />
