<br />- Building Height and Massing <br />- Build-to-Lines, Setbacks, and Street and Creek Frontage Treatments <br />- Streets and Street Trees <br />- Parking Location/Configuration <br />- Architectural Form and Detailing <br />- Landscape Character and Materials <br />e) Circulation and Parking Plan - Plan diagram to illustrate street-related improvements, <br />pedestrian and vehicular circulation, and parking structure access point(s). <br />f) Streetscape and Frontage Improvements Plan - Plan diagram to illustrate street tree and <br />landscape recommendations for the Main Street frontage; keyed to sketch illustrations. <br />g) Creekside Trail/Access Plan - Plan diagram to illustrate trail configuration and creek access <br />recommendations; keyed to sketch illustrations. <br />h) Implementation and Administration - Describe the administrative actions needed by City <br />departments to put the Precise Plan in place as a policy tool. This could include general plan <br />and zoning amendments, etc. It should also describe the Precise Plan's role in the <br />development application and review process. <br />i) Illustrative Photos, Sketches, Etc - Photographs, diagrams, and map/diagrams as needed to <br />illustrate general building character, massing, and materials and additional sketches as <br />appropriate to illustrate creekside and streetscape/ frontage improvements. <br /> <br />The work will include two (2) public hearings, in addition to the review meetings. BDP will <br />submit a record CD to the City of Redwood City staff for City web site and for printing <br />purposes. The anticipated time line for the work is: <br /> <br />September, 2006 <br />- Staff/Applicant Working Meeting #1 <br />- Background Docs Review <br />- Existing Policy Maps <br /> <br />December <br />- Complete Admin Draft PP Document <br />- Staff/Applicant Working Meeting #2 <br /> <br />October <br />- Initial Draft Text and Diagrams <br />- Staff/Applicant Working Meeting #2 <br /> <br />January, 2007 <br />- Public Draft Precise Plan Document <br />- Planning Commission Hearing <br /> <br />November <br />- Community/Stakeholders Meeting <br />- Begin Admin Draft PP Document <br /> <br />February, 2007 <br />- City Council Hearing <br />- Final North Main Street Precise Plan <br />Document <br /> <br />The total cost for the precise plan is estimated at $19,000, including administration, insurance, <br />and reimbursable project costs.
