Such accesS shall be subject to the <br />consent of the Board of Directors of I the Association, whose <br />approval shall not be unreasonably withheld, and which may include <br />the Board's approval of telephone wiring ~pon th~a exterior of the <br />Common Area, and other conditions as] the Board determines <br />reasonable. <br /> <br /> ARTICLE III <br /> <br /> HOMEOWNERS ASSOCIATION, MEMBERSHIP A}!D VOTING RIGHTS <br /> <br />Section 10ra~ni~atio~: The Association is a Ndn-Prcfit Mutual <br />Benefit Corporation charged with the dutie~ and empowered with the <br />rights set forth herein and in the By-Laws a~d Articles of <br />Incorporation. Its affairs shall be governed by t~is Declaration, <br />the Articles, the By-Laws and the Rules ~f the ;~.sociation. In <br />the event that the Association as a corpora :e entit~is dissolved, <br />a non-profit, unincorporated associatio~ shall forthwith and <br />without further action or notice be fo=~,,e¢ to succeed to all the <br />rights and duties of the Association. The affairs of such <br />unincorporated association will be govern ad by the laws of the <br />State of California and, to the extent c(nsistent therewith, by <br />this Declaration, the Articles and the By-l,aws of the Association <br />as if they were created for the purpose of governing the affairs of <br />an unincorporated association. <br /> <br />Section 2 Membership: The owner of a Lot sh ~11 automatically, upon <br />taking title to a Lot, be a member of the Association and shall <br />remain a member thereof until such time a:; his ownership ceases <br />for any reason, at which time his members]~ip in the Association <br />will automatically cease.
