The vehicular circulation system shall remain irrevocably as <br />~priv~te street", and that the maintenance of the circulation <br />system, including pavement markings, traffic and street signs, <br />street lights, and accessories, storm drai ~ ~stem and accessories, <br />sewer system and accessories to the cleanollts and to the manhole in <br />Kentfield Avenue, shall be the responsibil~.ty of the Marie La Rocca <br />Estates Owners' Association. The Cit% of Redwood City will <br />maintain the water lines to the water met <br /> <br />Special Maintenance Responsibilities: The floor elevation of each <br />of the units located on Lots 2,3,4,5 and 6 is~. close to or below the <br />top of curb grades along Kentfield Avenu~ ' If there is a sewer <br />blockage in the sewer system on Kentfield $ venue, these units would <br />be subject to flooding by sewage. To p .eVent this flooding, a <br />sewer relief valve plug has been installed on the sewer laterals <br />for each unit in front of the garages, it'~is necessary to check <br />and maintain these valves and keep them n.operational condition <br />all the time, which will exclude the possi ,i%it¥ of flooding these <br />units. It shall be the duty of the Marie ! a Rocca Estates Owners' <br />Association to carry out this responsibi~ i'.~y in the interest of <br />these units to prevent flooding. "~ <br /> <br />In addition, the Association shall have t%e following duties and <br />obligations with respect to each owner's I )t: <br /> <br /> (A) The AssOciation shall maintain, :epair and replace, as <br />necessary, landscaping improvements including, but not limited to, <br />grass, shrubs, plants, trees, sprinkler pip.~s and heads, retaining <br />barriers and plant supports on that portion of each Lot outside the <br />exterior border of the residence as foz-~.e¢ by its exterior walls <br />and attached fencing (i.e., front-yard lan[scaping). <br /> <br />The front-yard landscaping shall be regula~ly maintained and kept <br />free of weeds, litter, and debris, an all plant material <br />continuously maintained in a healthy, growin condition, and shall <br />be maintained by the Association consisti ~t with the approved <br />landscape plan, if any, for the Project. <br /> <br />To carry out its responsibility, the Associa~on shall have a right <br />and easement for access over and acros , and for planting, <br />repairing, replacing, and nm~intaining of landscaping on that <br />portion of each Lot as designated above, and each owner shall <br />accept title to his Lot subject to the aforesaid rights of the <br />Association to carry out its obligations pursuant to this <br />subsection or any other duties and obliger: OhS contained in this <br />.Declaration or the By-laws of the Associati~n. <br /> <br /> <br />
