The owner of a Lot shall not landscape or l~lant within that portion <br />of each Lot as designated above without pior written approval of <br />the Board of Directors. <br /> <br />The Association shall also maintain the landscaping in the areas <br />between the back of the sidewalk on Kentfi~ld Avenue to its right- <br />of-way line. <br /> <br /> (B) The Association shall maintain, ~epair and replace when <br />necessary, the rear yard fences within th~ project, the driveways <br />and walkways located on the Lots, and anylwmlls within the <br />Areas, including,the retaining walls within each owner's lot; and <br /> <br /> (C) The Association shall maintain, :epair and replace when <br />necessary, the roof, gutters, downspouts, siding and trim of each <br />residence, except the Owner and not th. Association shall be <br />responsible for ~aintaining and repairin( front doors and glass <br />surfmces. The Ass6ciation's maintenance an~ repair responsibilities <br />shall be limited t~ the recaulking and repm~nting or restaining of <br />the foregoing ext~ior surfaces and the repairing or replacing of <br />roofing materials as 'often as the Board ~n its sole discretion <br />considers necessary or advisable. All ethel' maintenance and repair <br />(including maintenance and repair of decks and patios) shall be <br />done by and at the expense of the owner of the Lot upon which the <br />residence is located. <br /> <br /> <br />
