An Official Zoning Map of the City of Redwood City, <br /> <br />attached hereto as "Exhibit H" and incorporated by refernce, <br /> <br />depicts the surrounding property zoned for residential and <br />commercial use. <br />(5) There is no proximate noncontracted land which is <br />both available and suitable for the use to which it is proposed <br />the contracted land be put. All non-contracted property of <br />approximately 10 acres MOL within a one-mile radius of the subject <br />property was researched. All such parcels researched were either <br />under development and not available for use or were so limited in <br />size such that they could not serve as a practical alternative for <br />the use which is proposed for the restricted land. <br />Alternatively, as described herein and more <br />particuliarly documented by those certain Redwood City Aerial <br />Pictures, number 17 and 18 of the Engineering Divison of the <br />Redwood City Community Development Department, the development of <br />the contracted land will provide a complete contiguous pattern of <br />urban development in contrast to development of proximate <br />noncontracted land. <br /> <br /> <br />B. This Council hereby further finds, pursuant to Government <br /> <br /> <br />Code Section 51282 (a)(2) and (c), that cancellation is in the <br /> <br /> <br />public interest for the following reasons: <br /> <br /> <br />(1) The following public concerns, considered in the <br /> <br /> <br />aggregate, substantially outweigh the objectives of the Williamson <br /> <br /> <br />Act described in the Legislative findings and declarations set <br /> <br /> <br />forth in Government Code Sections 51220 through 51222: <br /> <br />4. <br />
