Schnell, Jr., Building Inspector <br /> <br />Subject: 124 Lincoln Avenue <br /> <br />The following is a list of Zoning and Building code violations at 124 <br />Lincoln Avenue. <br /> <br />1. Minimum lot size for four-plex is 11,500 square feet. Square <br />foot of present lot is 6,975. <br />Zoning Ordinance Section 9.6. <br /> <br />2. Minimum lot width is 75 feet for multi-dwelling. Present lot <br />width is 42 feet. <br />Zoning Ordinance Section 9.7. <br /> <br />3. Not more than 60% lot coverage allowed. Present lot coverage <br />approximately 85%. <br />Zoning Ordinance Section 9.8. <br /> <br />4. Ceiling height in kitchen 6'6" maximum. <br />UBC, Section 1207, minimum ceiling height 7'. <br /> <br />5. PUC plumbing exposed to direct sunlight. <br />UPC, Section 315.3. <br /> <br />6. Substandard Buildings/Inadequate Sanitation. <br />UHC, Section 1001(b) <br />6. Lack of adequate heating facilities. <br />9. Room and space dimensions less than required by this code. <br />10. Lack of required electrical lighting. <br />11. Dampness of habitable rooms. <br />12. Infestation of insects, vermin or rodents as determined by <br />the health officer. <br />13.
