<br />windows facing EI Camino Real, except that the front doors may have small, opaque <br />windows. <br /> <br />(g) Garbage. The Adult Bookstore shall keep the front and <br />back exteriors of the premises clean and free of any garbage or graffiti. All garbage shall <br /> <br />, <br />be double-bagged and all litter originating from and/or relating to the Adult Bookstore <br />shall be picked up in the parking lot and along El Camino Real within 200 feet of the <br />Adult Bookstore. Garbage pick up will occur at least once a day and when Sequoia High <br />School is in session, garbage shall be collected prior to the end ofthe school day. <br />2. Term of Years. The Adult Bookstore may continue to operate at <br />739 EI Camino Real for a period of two years, commencing on August 1, 2006 and <br />tenninating on July 31, 2008. Thereafter, except as provided by section 3 below, the <br />Adult Bookstore may renew this Agreement for additional two year terms. The Adult <br /> <br />Bookstore may renew this Agreement for an additional term upon giving written notice to <br /> <br />the City no earlier than 60 nor later than 10 days prior to the end of the then-current term. <br /> <br />3. Termination and Dispute Resolution. <br /> <br />(a) Termination by Adult Bookstore. The Adult Bookstore <br /> <br />may terminate this Agreement at any time, provided, however, that sections 5, 6, 7 and 9 <br /> <br />shall remain in full force and effect after such termination and shall survive this <br /> <br />Agreement. If the Adult Bookstore and/or David Sturman terminate this Agreement, they <br />agree not to pursue any claim or defense that Article 27 is invalid. The Adult Bookstore <br />and David Sturman will be deemed to have terminated this Agreement if the Adult <br />Bookstore ceases operations at 739 El Camino Real, Redwood City. <br />(b) Termination Without Cause by the City. After July 31, <br />2008, the City may terminate this Agreement at any time without cause upon 30 days <br />written notice to the Adult Bookstore. In such an event, this Agreement shall become <br /> <br />void, including the Release by the Adult Bookstore and David Sturman set forth in <br /> <br />section 7 below.
