<br />date this Agreement is signed by the City, shall apply for a building permit no later than <br />30 days after receiving the architectural permit, and shall take all necessary steps to <br />complete the Remodeling Project within 90 days after the City has issued the necessary <br />permits for the Remodeling Project. The Adult Bookstore further agrees to repaint the <br /> <br />. <br />rear exterior of the premises in a color"and style mutually agreeable to the parties, and to <br />replace any broken windows on an ongoing basis in the rear exterior of the premises. If <br />the Adult Bookstore desires to make additional changes to the exterior of the premises <br />after the Remodeling Project is complete, such changes must be approved by the City and <br />shall be consistent with the terms of this Agreement. <br /> <br />(e) Signs. The Adult Bookstore agrees that the only signs or <br />decorations on the exterior of the premises shall be: (i) a sign on the front exterior of the <br />premises that identifies the name of the store, (ii) a sign on the rear exterior of the <br />premises that identifies the address of the store, and (iii) a sign, in a style and size <br />acceptable to the City, posted on or next to the front door that states that persons under <br />twenty-one are prohibited from entering the premises. The sign concerning persons <br />under 21 shall be posted at all times. No other signs or decorations are permitted on the <br />exterior of the premises. The Adult Bookstore agrees to the following additional <br /> <br />limitations on exterior signs or decorations: (i) the words "adult," "sex," "sexual," <br /> <br />"XXX", "Triple X" or any derivation of those words shall not appear in any sign, (ii) no <br />canned signs, temporary signs or banners shall be placed on the exterior of the premises; <br />and (iii) signs or decorations shall not contain any neon or similar lighting. <br />(f) Viewing/Front Door. The Adult Bookstore shall install and <br /> <br />maintain a partition, alcove, or double-door entry at the front door to insure that <br /> <br />pedestrians are not able to view merchandise or the inside of the premises from outside <br /> <br />the building or when the front door is open. The front door shall remain closed when not <br />being used for ingress and egress of customers and employees and will contain and be <br />maintained with self-closing mechanisms.
