· EXHIBIT B <br /> <br /> 11.13.01 <br /> CITY OF REDWOOD CITY <br /> <br /> EXCITE/AT HOME - SITE MASTER PLANNING <br /> PROPOSED SCOPE OF WORK <br /> <br /> Overview <br /> <br /> Project Overview. Work with City of Redwood City staff to evaluate the Excite/At Home campus <br /> development context, and explore possible scenarios for coordinated housing development. Focus on a <br /> vision that integrates new development with and adds value to adjacent district(s). Work with City staff <br /> and the developer team to prepare scenarios that identify appropriate land use mix, development <br /> intensity, and building heights and orientation. <br /> <br /> Prepare a summary memorandum that outlines elements and policies for a preferred development <br /> approach. Assist staff to review the context, scenarios, and development recommendations in a public <br /> forum; e.g., study session with the City Council/Planning Commission. <br /> <br /> Work Tasks <br /> <br /> Task 1: Staff/Developer Orientation Meeting (#1). Meet with staff and the developer/applicant to review <br /> issues, schedule, process, goals. <br /> <br /> Task 2: Review Background Materials/Format Base Maps. Review materials and assemble notes related <br /> to current issues and development policies for the site and surroundings. Materials include: developer/ <br /> applicant plans, staff correspondence, General Plan and Zoning designations, plans/maps/analysis related <br /> to vehicular and pedestrian circulation. Compile aerial photo(s), parcel maps, etc., as needed to prepare <br /> base maps for subsequent work. <br /> <br /> Task 3: Site/Context Conditions Reconnaissance and Photography. Tour the site and surroundings, <br /> annotate maps, photograph conditions for reference. <br /> <br /> Task 4: Prepare Context/Urban Design Issues Sketch Map. Prepare annotated sketch map illustrating <br /> context parameters for development. Map will be used as a reference for subsequent staff meetings and <br /> public forums. <br /> <br /> Task 5: Staff Context/Issues Working Meeting (#2). Review context assessment. Explore initial ideas for <br /> site development and neighborhood integration. Discuss and mock up potential form/use/circulation <br /> scenarios <br /> <br /> Task 6: Prepare Initial Development Sketch Plans (3). Prepare up to three (3) initial to-scale sketch <br /> diagrams based on staff input. List quantity(s) of development for each, and pros and cons related to <br /> neighborhood/district form, major street character, economic feasibility, traffic generation, open space <br /> access, views from 101, etc. <br /> <br /> Task 7: Staff Sketch Plans Working Meeting (#3).
