<br />EXHIBIT "A" <br /> <br />Scope of services for bioloaical resources survey for <br />North Main Street Precise Plan <br /> <br />This exhibit describes the scope of services and budget for the biological resources <br />survey for the North Main Street Precise Plan. <br /> <br />Project Description: The proposed project is a Precise Plan and General Plan and <br />Zoning Map Amendments for properties located at 305, 333, 369, and 373 Main Street <br />and 1001 Veterans Boulevard in Redwood City, California. The proposed General Plan <br />Amendment would change the project area's current land use designation from <br />Commercial - Office Park to Heavy Commercial - Mixed Use. The proposed Zoning <br />Map Amendment would change the project area's current zoning designations from <br />Industrial Park - Combined Vehicular (IP-V) and General Commercial (CG) districts to <br />the Planned Community (P) District, which is the zoning designation given to Precise <br />Plan properties or areas. <br /> <br />The Precise Plan sets forth development standards (Le., land use, height, setbacks, and <br />density), design guidelines, and implementation policies and administrative procedures <br />the City will follow in processing development applications within the Precise Plan area. <br />The Precise Plan also includes a circulation and parking plan, and a creekside <br />trail/access plan for Redwood Creek. <br /> <br />The existing land uses for the Precise Plan parcels are as follows: <br /> <br />. 1001 Veterans Boulevard - Carl's Jr. Restaurant <br />. 373 Main Street - Straw Hat Pizza <br />. 369 Main Street - Vacant Lot <br />. 353 Main Street - Professional Office Building <br />. 333 Main Street - Office Building <br />. 305 Main Street - Office Building <br /> <br />The Precise Plan would enable the area to be developed with a mix of office and multi- <br />family residential uses, with some retail/commercial uses at the intersection of Main <br />Street with Veterans Boulevard. <br /> <br />Scope of Study: Redwood City Community Development Services has defined the <br />scope of the biological resources survey as follows: <br /> <br />The Precise Plan area consists of six contiguous parcels that are already developed with <br />commercial and office buildings and associated parking. All of the rear property lines <br />abut the western edge of Redwood Creek. The Precise Plan includes development <br />policies which encourage better integration of the parcels with the creek, including the <br />possible development of a multi-use pathway. The scope of study for biological <br />resources includes the following: <br /> <br />. Reconnaissance-level field survey and description of all potential sensitive <br />species and habitats that could be affected by the Precise Plan. The extent of <br />Redwood Creek to be surveyed includes the creek's western bank from where it <br /> <br />1 <br />
