Plan. Any substantial amendment to a Precise Plan proposed by the City Council <br /> may be referred back to the Planning Commission for comment. <br /> <br /> 52.6 Precise Plans, Subsequent Review <br /> The Planning Director or designee will periodically review Precise Plans and initiate <br /> their amendment when necessary. <br /> <br /> 52.7 Planned Community (PC) Permits <br />Except as specified in Section 52.4, a PC Permit will be required prior to the <br />development of any use within a P District for which a Precise Plan has been prepared. <br />A PC Permit will contain the level of detail required by the applicable Precise Plan. <br /> <br /> 52.8 Planned Community Permits, Application <br />An application for a PC Permit may be made by the owner affected or an agent of the <br />owner authorized in writing, on an application form prescribed by the Planning Director <br />or designee. The application will be filed with the Planmng Director or designee and will <br />be accompanied by the following: <br /> <br />(a) A complete legal description of the property which is the subject of the application. <br />(b) The information required to be submitted in the administrative section of the <br /> applicable Precise Plan. <br />(c) All information required for preparation of any environmental review documents <br /> required under CEQA, including fees/deposits to cover preparation of such <br /> documents. <br />(d) Such other information as may be required by the Planning Director or designee <br /> concerning the proposed development and use of the property, or which the <br /> applicant may deem appropriate for a full consideration of the proposal by the <br /> Planning Director or designee and/or the Planning Commission. <br /> <br />52.9 Planned Community Permits, Planning Director Hearing <br />(a) The Planning Director or designee will hold a public hearing within sixty (60) days <br /> after the filing of a complete application for a PC permit and after completion of any <br /> certified environmental review documents required under CEQ^. Notice of the <br /> hearing will be given by mail at least ten (10) days prior to the hearing to the owners <br /> of property within a radius of three hundred (300) feet of the exterior boundaries of <br /> the subject property, using for this purpose the last known names and addresses of <br /> such owners as they are shown upon the current assessment roll of the County. <br />(b) The failure of any property owner to receive notice of the hearing will not invalidate <br /> the proceedings. <br /> <br />52.10 Planned Community 'Permits, Planning Director Action <br />(a) Following the hearingl and within ninety (90) days after the filing of the complete <br /> application for a PC permit, the Planning Director or designee will either notify the <br /> applicant of his/her decision on the application, or forward a recommendation to the <br /> Planning Commission, depending upon the administrative procedure defined in the <br /> applicable Precise Plan. <br /> <br />F:Atty/Ord/Ord. 162 <br />092502 <br /> <br /> <br />
